I SECTION I PROJECT DESCRIPTION 0 0 PROJECT DESCRIPTION Located at 23717 84th Ave W. the site consists of 0.28 acres. It currently has a single family residential building and a garage on it. The existing buildings will be removed and replaced with two buildings, housing 6 condominiums with underground parking. All access is to 84th Ave, via a 24. foot wide drive aisle. No uncovered parking is being provided. Frontage improvements will consist of pavement widening, curb, gutter, and walks. No drainage system exists in 84th Ave, so an extension is proposed from the existing system in 238th St. This pipe is to be extended across the site frontage and stubbed at it's north.terminus. Detention is provided on- site with an underground pipe. Nowater quality treatment is proposed, as their is no uncovered parking. 0 0 SECTION II DOWNSTREAM ANALYSIS DOWNSTREAM ANALYSIS Of f -site: No significant areas drain onto the site. To the north and south the sites drain primarily to 84th Ave. Because the grades are so shallow and the sites are single family residential, little or no runoff occurs. To the,east, runoff is collected in a ditch, which drains to 238th St. On -site: Developed as a single family in grass, but has one small features were observed. Downstream: residence, the site is mostly garage. No on -site drainage No drainage systems exist in 84th Ave ' even though that is the direction that all of the sites on the east side of the street drain to. Because infiltration is discouraged in the City of Edmonds, the possibility of extending the downstream system was examined. The closest system is in 238th St. it consists of a 12 inch storm drain pipe that flows west to SR 104. The only open ditch portion of this system is a length of about 50 feet immediately west of 84th Ave in the north side of 238th. It is possible to connect to this system in the intersection of 84th & 238th if the on -site detention system is kept shallow and some of the piping is altered in the intersection.
