Critical Areas Checklist
The Critical An= Chedd[ist contained on
this form is to be filled out by any person
preparing a Development Permit
Application for the City of Edmonds prior
to his/her submittal of a development
permit to the City.
17he purpose of the Checklist is to enable
City staff to determine whether any
potential Critical Areas are or may be
present on the subject property. The
information needed to complete,the
Checklist should be easily available from
observations of the site or data available at
City Hall (Critical Axeas inventories, maps,
or soil surveys).
An applicant, or his1her representative,
must fill out the checklist� sign and date it,

and submit it to the City. The City will
review the checidist, make a precursory site
visit, and make a determination of the
subsequent steps necessary to complete a
development permit application.
With a signed copy of this form, the
applicant should also submit a vicinity map
or plot plan for individual lots of the parcel
with enough detail that City staff can find
and identify the subject parcel(s). In
adffition, the applicant shall include
other pertinent inforazation (eg. site
phn, topography nap, etc.) or studies in
conjunction with this Checklist to assist
staff in completing their preliminary
assessment of the site.

Dear Mr. Ames:
Our records indicate that you are the owner of the property at 23817 104 1h Av. W. We have
received a complaint from drivers approaching 104 1h from 238 th that the vegetation on your

property is limiting their visibility of traffic going Northbound on 104 . City of Edmonds staff
has investigated the matter and determined that this is indeed the case. This is in violation of City
code, from which the following is excerpted:
9.25.010 Violations.
A. It is unlawful for any person who either owns or has the right to possession, or both, of abutting real
property to permit the erection or maintenance of any sign, device, structure or vegetation in the following
circumstances herein set forth, and in the event of circumstances presently existing which by reason of
this section are now in violation of the Edmonds City Code, said person shall immediately remove the
same:
3. In such manner that it encroaches upon any part of a sidewalk, or within five feet of the
improved or traveled portion of a public roadway, for a vertical distance of 10 feet above said sidewalk or
public roadway.
In order to reduce the hazard and enhance public safety, the City of Edmonds directs you to
remove or cut back your shrubs to allow better visibility.
Please complete the modification and trimming by October 31, 2007. Your cooperation in
bringing your vegetation into compliance is appreciated. Please feel free to call me with any
