IV. STAFF FINDINGS AND CONCLUSIONS:
A. Description of the Subject Property -and Surrounding Area
The subject property contains approxi'mately 13,000 square feet
of area. There is an existing office building located in the
northwestern corner of the lot, along with.a paved parking area
to the south of the building. The remainder of the property i's
undeveloped.
Surrounding development is a mixture of multiple family to the
north and west, a single-family residence to the south, and
commercial to the east across 84th Ave. W.

C. Comprehensive Plan
The Comprehensive Policy Plan Map designates the subject property
as a mixture of commercial business/high-density resi-denti-al.
The proposed use is consistent with the goals and polictes of
the Comprehensive Plan.
D. Zoning Ordinance
This property was annexed i*nto the City back. i,n May 1983. At
that ti.me, its. former CG (.'general commercial) County zoning
was changed to RM-2.4 (multiple -family resldentfal�.
