The -enactment of Zone I-A6-W-12 made triost of the waterfront lo on Lake Ballinger of an illegal size by requirinii a width of 80 f This area was platted in 1915, By my count, I find there were a total of 60 lots platted and only 9 were 80 feet or over. Most o the desirable lots have houses on them at the present time. I fi that I do not qualify under the "Grandfather" principle as I have two adjoining lots. The present house on Lot #12 Is to tfte north boundary and certainly does not justify tying up the additional 1 r pu'vo I have always used Lot #13 for agricultu e �_oses, At present prices and taxes one can no longer keep tiiae lot for the pleasure raising beets and potatoes. It does not take* much imagination to Soo what the black cloud of "Variance" does to the market price of the lot. The lots riee*t all code requirements other than minimum lot width. (Lot 12 is 18432 square feet; Lot 13 is 19512 square feet) (Plus shorelands for each lot). (This does.not include 20 feet of Bradley Road which is vacated.) With the above indicated excess of square footage over the 12#000 foot minimum, there will be no increase in the residential density as a result of the proposed variance. Point #2. The pattern of Lake Ballinger waterfront has long been establislied. I have filled the lot, put in a bulkhead and.it has been apparent that a house would be built on the lot some day.
