What are the physical characteristics, (i.e. topography, shape
of lot, etc.) which create a hardship for you in regard to
development,of your property?
The Doces Building stands approximately 200 feet from Aurora AVenue.
The sign on the building was placed so that it could beclearly seen
from that distance. It is the only sign on the building which identifies
the Mall.
2' How does your property differ from other property in the same
vicinity?
It is free standing with no other properties nearby. Unlike other
' buildings across the streetand in the adjacent blocks, itis a Mall

It in no way effects the adjacent property nor is it detrimental to
the public or to other properties in the vicinity..

The Doces Building is approximately 200 feet from Aiway 99. It
free standing on a property of 630 feet from North to South and 600
feet from East to West. Presently, the building has a.sign ontop of
the entrance which is about 14 feet from the fall level and.extends 8
feet above that level. The sign is specifically designed and built 't0i
coincide with a recognizable logo which has been used for many years.
The front of the sign at the entrance is glass and would be im"
possible to move toward the front and a lower height. At a lower level,
it would be difficult to see it from Hiway 99.
The building has a sloping roof which hids the sign from all other
sides. The color of the background is the same as the building and does
not distract. Because of the characteristics of the building and sign,
it would be impossible to position the sign elsewhere.
For these reasons, we request variance for the sign to remain as
it is.

REQUESTED ACTION:
Variance to allow an attached sign at 23' in height, instead of
the required 141. Also, to illow a freestanding sign at 3416%
instead of the permitted 25' height limit, at 24111 Highway 99.�

STAFF FINDINGS AND,CONCLUSIONS:
A. Description of the Subject Property and Surrounding Area
The subject property is located northeast of the Highway 99
SR104 interchange. It is the site of a former large retail
furniture store that is now being used as a retail mall. The
signs in question are located above the building entrance and
above the sculpture on Highway 99 (see Exhibit 5).
Surrounding development is primarily commercial to the north
and west. To the east is undeveloped land, and to the south
is multiple family.

1. Special Circumstances
Special circumstances do appear to exist for allowing the
attached sign to remain at its existing 231 height. The

circumstances are due to the architecture of the,build ng
and setback from the Highway. N special circumstances

appear to exist to leave the freestanding,sign.

Special Privilege
Because of.the circumstances involved, to grant the -variance'.
for the attached sign would not result in the grant ofspe—
cial privilege.
3.
Comprehensive Plan
The Comprehensive Policy Plan Map designates the subject
property as commercial/business.
The proposed variance for the attached sign does not appear

to conflict with goals and policies of the Comprehensive
Plan.
4.
Zoning Ordinance
The subject property is zoned CG, as are the properties to
the north and west. The undeveloped property to the east
is zoned RM-3 and the area the south is zoned RM-1.5.
The proposed variance for the attached sign does not appear
to conflict with the Zoning Ordinance and the CG zone.
5.
Not Detrimental
The proposed variances do not appear to pose a significant
adverse impact to the public health, safety, or welfare,
nor to nearby private property or improvements.
6.
Minimum Variance
The proposed variance for the attached sign appears to be
the minimum necessary to allow reasonable identification
of the building.
V. STAFF
RECOMMENDATION:
In looking
at the two requests, Staff can only recommend approval
of the
attached sign The freestanding sign should be redesigned
to conform
to the Co�e'requirements.
