The scope of work is to -add a.new single family residence along with associated driveways and retaining walls. The site is an almost rectangular shaped parcel, covering approximately 0.17 acres. The impervious areas on the site will cover approximately 0.09 acres. The driveway is 498 square feet (0.01 acres). Other site concrete (walkway, patios) adds 425 square feet (0.01 acres) as well. Thehouse, along with its overhangs, has a 3,111 square foot (0.07 acres) footprint. Because the project is less than an acre and has under 5,000 square feet in new and replaced impervious surfaces, it is categorized by the City of Edmonds Stormwater Supplement as a Small Site Category 1 project. From a stormwater perspective, the site will handle its own flow control prior to connecting into 2 nd Ave so is not considered part of a larger develcipment. Flow control is handled using a 49 lineal foot, 24-inch diameter detention pipe meeting the City of Edmonds requirements denoted in the Small Site Category 1 handout. Existing site topography is flat, generally sloping away from the house at Mto 3% toward the property lines. 2 nd Ave North includes storm and water mains that the new project will be served from. The sewer is in a City easement through the back of the parcel. Developed Site Conditions Stormwater from the impervious areas indicated in the Project Summary section of this report will be conveyed into catch basins and piped to a detention system designed to meet City, of Edmonds flow control Standards, per the Stormwater Site Plan table in this report. The flow control system sized for this project was a 24-inch diameter detention pipe, 49 lineal feet long, with.a 48-inch diameter Type 2 catch basin on either side. On the low (south) side of the detention system the catch basin will contain a flow control structure with a 0.75 inch orifice to restrict the flow. ESC Analysis and Design A filter fabric fence will be installed along the entire downhill sides of construction where shown on the plans. The filter fabric fence will be checked periodically during the wet season. It will be inspected during and after any heavy rainfall. Damage will be repaired prior to leaving the site. The fence shall be removed within 30 days after the site has been stabilized. Any disturbed areas resulting from construction or removal of the erosion control measures shall be stabilized. If possible, the clearing and land alteration work will be scheduled in the dry season. Trapped sediment will be removed or stabilized on site. It is expected that a construction entrance will not be needed due to.the small nature of the project (only approximately 20 cubic yards of grading anticipated). The two existing. driveways shall be used as access to the site.
