DEpr Oubject allilding ()ffi,,.,, %) Structural Review Edmonds Theater Fire Exit Stair Dear Mr. Mayo: 9219 As requested we have visited the site, taken photographs and measurements and have conducted a structural investigation'to determine the adequacy of the stairs to support the loads required by the Uniform Building Code. Attached are the structural calculations for your reference. Our analysis is based on the code required 100 pounds per square foot vertical live load for the exit landing, treads and stair stringers. A horizontal loading of 50 pounds per lineal foot was used to analyze the handrails. Our analysis with regards to the fire exit stair load capacity is as follows: 1 . The stair stringer is adequate to. support 100 pounds per square foot. 2. The stair treads are adequate to support 100 pounds per square foot. S. The top exit platform and diagonal support brackets are adequate to support 100 pounds per square foot. The front and rear supports need strengthening. 4. The handrails and posts ate not adequate to resist the 50 pounds per lineal foot applied horizontally on the railings. Recommendations It is WJA's recommendation that the handrail and handrail support posts be replaced with angles having a minimum size of 1-3/4" x 1-3/4" x 1/4" thick or 1-1/2" diameter standard pipe or other structural shapes of equal strength. 2. The top exit landing requires placing a 1-3/4" x 1-3/4" x 1/4" angle below the landing g . rating, on the theater door side and on the alley side. These angles should be welded to and span between the support brackets. 3. The bolts anchoring the stair landing support brackets to the building wall should be tightened. 10r. They do not have a grease trap. There's virtually no food prep, except a small soup pot. The rest is prepared food brought in from outside. There's a single sink smaller than most home kitchens and a (Jishwasher which wouldn't be trapped anyway. Food is served on disposable plates. I believe they are candidates for exemption from needing a trap, since they will discharge less FOG than a typical single family residence. The Edmonds Theater, which has gone by several names since its inception in 1923, opens its balcony seating September 22. The balcony was expected to open two years ago when the theater invested $26,000 in luxury seats for both the mezza- nine and balcony floors. But the city's building department de- cided the balcony fell short of code requirements, according to theater owner Jacque Mayo. Of particular concern was the width and length of the fire es- cape. After a further investment of $4,800, the fire escape and exit approaches were deemed to meetcode standards. And finally the balcony was ready to become part of the theater's overall am- biance. Considered by many faithful patrons to be the best value in town, the EdmondsTheaterbooks not -quite -first -run films at mod- est prices.
