The footing drains should be' independent from the roof drainage system. Both systems should be tight -lined. A note should be provided on the plans. 7. All the ground surface water should be directed away from the building. A.note should be added to the plans. OCCUPANCY 1. The type of occupancy should be noted on the plans. (R-1 and M-1 occupancy). Section 501. 0 2. The building is a two story structure with a partial basement. The structure should be classified as type V-N construction. This should be noted on the plans. 3. The building complies with all the allowable area and height requirements as specified in section 506 and 507. 4. Showers should be finished with a smooth, hard, nonabsorbent surface such as ceramic tile or other approved material. The finish should be specified to a height of not less than 70" above the drain inlet. Section 510 (c). 5. Accessories such as grab bars, towel bars, paper dispensers, and soap dishes, provided within walls should be installed and sealed to protect the structural elements. Section 510(c). 6. An approved number and address should be provided for the building. T , he number should be plainly visible and legible from the street or road fronting the property. Section 513. 7. The 5-1/8 x 16-1/2 glulam beam should be individually wraped to provide protection for one hour fire rated construction. Section 4303(b)6. 8. The one hour assembly between the garage and the dwelling unit should be justified. See detail 3/S-9. One layer of 5/8" gypsum wallboard type X on each side is required. The light and ventilation requirements for all the rooms have been checked and they do comply with section 1205(a). Also, the emergency scope windows are in accordance to section 1204. 10. You should ensure the finish sill heigh-t for the bedroom windows should not be more than 4411 above the floor. , -i 11. You should ensure that the kitchens., halls, and bathrooms have a ceiling height of not less than 7'. Section 1207 (a) . 12. Every unit should be provided with heating facilities capable of maintaining a room temperature of 700 F at a point 31 above the floor in all habitable rooms. The heating system should be specified and justified on the plans. TYPE OF CONSTRUCTION 1. The weather resistive barrier to protect the interior wall covering should be as specified in UBC Standard 17-1 for Kraft waterproof building paper. You should ensure this is followed. A note should be added to the plans. 2. All foam plastics used in building construction should have a flame spread rating of not more than 75 and a smoke developed rating. of not more than 450 when tested in the maximum thickness of intended use according to UBC Standard 42-1. This should be specified on the plans. 3. All insulation materials, such as vapor barriers or breather papers within floor/ceiling assemblies, roof/ceiling assemblies, walls and attics should have a flame spread rating of not less than 24 and smoke density not to exceed 450 when tested in accordance to UBC Standard 42-1. A note should be added to the plans. 4. Approved wood of natural resistance to decay or treated wood should be specified for the stringers and guardrails for the outside stairs. Section 2516(c)11. A note should be added to the plans. 5. Draft stops should be installed in the attics of buildings containing more than one dwelling unit. The draft stops should be above and in line with the walls separating tenant spaces from each other and from other uses. Section 2616(f)4Bii. Details should be provided on the plans. 6. Glazing on shower doors, if any, should be labeled impact type per UBC Standard 54-2. Section 5406. EXITS 1. 'The occupant load on the upper floor is more than 10 occupants. Therefore, the occupants in each- unit need to have access to two exits. Furthermore, the distance of the two exists as shown does not meet the requirements of section 3303(c). Exit doors should be openable from the inside without the use of a key or any special knowledge or effort. .,:A night latch, dead bolt or security chain may be provided so long as such devices are openable from the inside without the use of a. key or tool and mounted at a height not to exceed 48 inches above the finish floor. 3. - All the required exit doors should.. be 31 x 61-811 in height minimum. Some of the exit doors do not comply. . Section 3304. 4. A floor or landing on each side, of the door should not be more than 111 lower than -the threshold of the doorway. A detail should be provided..,,; 5. The entry doors at the main floor should be not less than 20 minutes when tested in accordance with UBC Standard 43-2. Doors should be maintained self -closing and should have smoke and draft -control. Section 3305.(h) 6. The walls enclosing the stairs fror� the main level should be of one hour fire resistive construciton. Section 3305(a). 7. The stair railing should be specified"on the plans. Open stair railings should have intermediate rails or an ornamental pattern such that a sphere 611 in diameter cannot pass through. Section 1711. 8. The basement smoke detector should be connected to a sounding device or to other detectors to provide an alarm which will be audible in the sleeping area. Section 1210(a). 9. The location of the dryer vents should be shown on the plans. Section 1903 UMC. S T R U C T U R A L ROOF FRAMING 1. The truss shop drawings and calculations should be submitted for our review prior to fabrication. Section 302 (b) . Washington Registered Engineer Stamp required. 2. The truss fabricator should be one you approve of and their trusses should be manufactured under a quality control program of an independent third party. The trusses should bear their quality control stamp. Section 306(f) and 2510(h). 3. The size of the post supporting the girder trusses should, be specified on the plans. See sheet 10. A detail should be provided for the STC :Simpson clip installation of the interior non -load bearing walls to bottom chord of trusses. At least 1/211 gap should be provided. 6. The adequacy of the two 2 x 4 or two 2 x 6 top plates supporting the trusses concentrated loads should be justified. Check bending and shear. FLOOR FRAMING 1. The TJI's shop drawings a nd structural calculations should be submitted for review prior to fabrication. Section 302(b) . The drawings and calculations should bear the seal and signature of a registered professional engineer in the State of Washington. 2. The camber requirements for the glulam beams should be specified on the plans. 3. The dead load shown on sheet 2 of the structural calculations for the floor system does not include the dead weight of the 3/4" GYP CREATE. The size of the glulam beams should be verified for this additional load. Also, the adequacy of the TJI's should be checked. 4. An approved connector *should be specified for the post to glulam beams at all levels. (See 5-1/8 x 13-1/2 and 5-1/8 x 10-1/2). 5. The span rating for the roof and floor plywood sheathing should be specified on the plans. See Table 25-S-1. 6. The type of post to beam connector for the deck 6 x 10 beams should be specified on the plans. FOUNDATION 1. A soils report has not been provided for review. I will check the foundations according to the prescriptive requirements of Chapter 29 UBC. 2. The 2411 x 2411 x 1011 concrete footings shown on the foundation plans should also have reinforcement. A note should be added to the plans. 3. Foundation inspection to be made after excavation for footings are compelte and any required reinforcing steel is in place. Section 305(e)l. 4. The minimum depth below undisturbed ground surface should be specified on the plans. See table 29-A. This should be noted on detail 1/S-7. Vertical reinforcement should be equal to 0. 12 inf per -foot of wall and 0. 19 in2 for the horizontal reinforcement. LATERAL SYSTEM 1. Lateral analysis calculations for wihd.loads have been provided for review. The structural engineer should also provide calculations for seismic loads and determine which of the two loading conditions controls the design -- of the shear walls. Chapter 23, section 2312(a). 2. It appears* that the lateral analysis on the longitudinal direction of the build.ing has not been provided. The shear walls resisting the wind/seismic loads in the longitudinal direction should be labeled on the plans. 3. A positive connection should be provided between the interior shear walls and the roof diaphragm. Two conditions may occur. Shear walls parallel to the roof trusses or walls perpendicular to the roof trusses. A detail should be provided.. 4. Details 1/9 and 2/9 should also show Ahe nailing requirements of the plate in order to transfer the shear loads from the upper shear wall to the lower shear wall. This should be noted on the plans. 5. The shear resistance of 'the walls. around the garage door should be investigated. Also, the load transfer at the floor diaphragm should be investigated. This portion of the structure appears to be weak for wind and seismic loads. 6. The 6 x 10's between the deck and the unit appear to be drag struts to collect the lateral loads into the shear walls SW5 and SW8. Calculations should be provided to justify the adequacy of the ST6224 for the connection between the 6 x 10's and the shear walls.
