"433 Sprague" in raised metal lettering. It will measure V-V
high x 6'-0" wide x V-O" deep with the top of the sign to be 3'-
6" from the ground. The sign will be framed with steel and
covered with stucco (dryvit) the same as the building.

DISCUSSION
Mr. Finke submitted a rendering of the proposal and sample material to the Board.
Bill Loughrin, 1821 N.W. 195th, Seattle, the applicant, was present.
Steve Myrwang, Architect, Myrwang & Associates, Seattle, was present.
Board member Birch inquired about the roof material. Mr. Myrwang said it is
concrete tile. He said there was an option, which was not included in the report,
to use horizontal bevelled cedar siding. He said the brick color is a sample which
will vary slightly because it is new brick which is tumbled to give it the
appearance of used brick.
Board member McCartney inquired why the cedar siding, brick and tile are proposed to
be utilized.together. Mr. Myrwang said he has designed buildings using these
materials together in the past and it is attractive. The tile, he said, is not the
Roman tile but more of a flat profile. The sign material will be a stucco product
utilizing the same color as the building.

Board member Birch inquired if the fir tree and prunus trees will be saved which are
located near the sidewalk along the boulevard. Mr. Myrwang replied affirmatively.
Mr. Myrwang said the cedar siding is 5-1/2 net and 4-1/2 to the weather.
Board member Parsons inquired if ground cover is proposed in between the plantings.
Mr. Myrwang replied affirmatively.
David Turner said he owned property immediately to the east of the proposal. He
said he was unsure if the Code allows office space in an RM zone. Mr. Finke said
the applicant has obtained a Conditional Use Permit. Mr. Turner inquired about the
square footage of office space. Mr. Myrwang said the square footage is 2,000 in
addition to the four units at approximately 1,100 square feet. Mr. Turner inquired
if he would be permitted to construct an office building if he was granted a
Conditional Use Permit. Mr. Finke replied affirmatively. Mr. Turner inquired about
storm water drainage and connectors for the proposal. Mr. Myrwang said a storm
water retention system has been designed which will drain the water into the system
on the west side. The line will connect to the storm water line on Sprague and 4th.
Board member Birch inquired about the cost difference between stucco and cedar. Mr.
Myrwang said the cost would be an additional $15,000 - 20,000 for the entire project.
Board member Parsons recommended that ground cover be installed.
