PRELIMINARY REPORT ON GEOTECHNICAL ISSUES
PROPOSED 3-STORY BUILDING

In accordance with your request, we have completed our
preliminary assessment of geotechnical issues' associated with
your prop . o . sed new building. We' understand that planned
con I struction is to consist of one 3-story building containing
parking on the lower level, retail space on the main. floor, and
penthouse living accommodations on the upper floor. A majority
of the parking level is anticipated to be below present site
grades.
Existing onsite facilities consist of two small structures
(the existing Westside Furniture Store and a converted residence
presently housing Keno's Pizza) and the associated parking area.
Nearby offsite features con sist of City streets, an alley along
the west side of the furniture store., and a concrete block
building presently occupied by Bel Piemonte Restaurant.
our experience
in
the
area, and
published
geologic
literature, indicate
that
soil
conditions
within the
area are
generally favorable, consisti ng primarily of,. sandy soil types.-
Antici . pated allowable soil bearing pressures are expected to be
in the range of 1,500 to 4,000 pounds per square.,foot, depending
on final footing elevations and the type of-s6il below the
footings. Ground water conditions are presently.unknown,'but due
to the depth of the proposed excavation (8 to 10 feet).a perched
water table may be encountered. It is expected that control of
surf ace and ground water flow into the exc.ay.ation can be
accomplished by standard drainage features associated with open
cut slopes or shored excavations.
Geotechnical concerns deal primarily- with possible
excavation shoring requirements along the north,. east, and south
sides of the lower level. The concrete block building south of
the site shows structural distress (crackin g), which can probably
be attributed to differential settlement. To avoid additional
damage to this structure, future site development must provide
for either: 1) an adequate setback to allow for stable,
unsupported cuts for retaining wall and footing excavations, or
2) a suitable temporary shoring system.
Similar shoring concerns exist along 5th Avenue S.,
especially if underground utilities that ca nnot be rerouted are
located beneath the sidewalk. However, if no underground
utilities are present under the sidewalk and the necessary
permits can be obtained, it may be cost-effective.to excavate to
the edge of the roadway and replace the sidewalk, rather than
provide excavation shoring.
In order to provide detailed geotechnica 1 conclusions and
recommendations concerning: 1) site soil conditions, 2) ground

water conditions, 3) temporary shoring design parameters, and 4)
foundation design details, subsurface explorations using a drill
rig or backboe will be necessary. Such exploration and a more
comprehensive report will be necessary prior to final design. We
would be pleased to prov'ide you with a proposal outlining the
scope and approximate cost for these services once your
preliminary planningactivities are comp.lete.
