Please find attached a scaled floor plan and egress summary of the existing subject space.
Alterations were recently completed and are enumerated with associated costs in the attached
contractor's work descdption.
The subject building is well over fifty years old and naturally there are several elements that do not
comply with current building and/or accessibility codes. Some of these are:
• non -compliant toilets and lavatory fixtures.
• absence of grab bars and ADA compliant mirrors and paper dispensers.
• non -compliant toilet room entry doors and handles.
insufficient internal maneuvering clearance in toilet rooms.
• non -compliant main entry door.
non -safety glazing adjacent to main entry.
Pursuant to IBC 2003 Section 3409 (Alterations), twenty per cent of the value of alteration work
containing the primary function of the space shall be applied towards improvements to elements
of the accessible route.
Therefore, find attached the contractorttenant's alteration work performed at the subject space. His
proposal is to change the front entry door to double swinging with compliant handles and change
the adjacent storefront window to safety glazing. The attached sub -contractor's estimate describes
this work and the cost, which falls within the twenty -percent of alteration cost requirement

I talked with Jeannine. Many of the permits were issued OTC yesterday, including for the kiln(mech & elect). I don't see
any FA rqrmts in the Code. I'll ask for an FE for special hazard & one for space, depending upon the size of unit.
I'll go visit today. Poor communication, grand assumptions and a few poli-ticks appear to be the cause of the work getting
so far so long.
Next Wednesday they will be looking for acceptance and next Friday (6/3) grand opening.
