At your request Associated Earth Sciences, Inc. (AESI) has completed a geotechnical report
summarizing our geotechnical services to evaluate the subsurface soil and ground water
conditions in the vicinity of the residence located at 515 Olympic Avenue in Edmonds,
Washington.
This report presents the results of our subsurface exploration and geotechnical engineering
study directed at exploring a cause for the foundation settlement, along with foundation support
recommendations for the existing home. In the event that any changes in the nature or design
of the anticipated work is planned, the conclusions and recommendations contained in this
report should be reviewed and modified, or verified, as necessary.
Written authorization to proceed with this study was granted by Ms. Lindsey Wright. Our
study was accomplished on a time and expense basis in general accordance with our scope of
work letter, dated September 23, 2010. This report has been prepared for the exclusive use of
Ms. Lindsey Wright and her agents for specific application to this project. Within the
limitations of scope, schedule, and budget, our services have been performed in accordance
with generally accepted geotechnical engineering and engineering geology practices in effect in
this area at the time our report was prepared. No other warranty, express or implied, is made.
Our observations, findings, and opinions are a means to identify and reduce the inherent risks
to the owner.
Our study included a review of available geologic literature, hand excavating six exploration
borings, and performing geologic studies to assess the type, thickness, distribution, and
physical properties of the subsurface sediments and shallow ground water conditions. We also
performed a cursory survey of the floor in the living space to estimate the

settlement across the floor area relative to the front entry. This report summarizes our current
fieldwork and provides conclusions and recommendations based on our present understanding
of the project.
Overview
It is our understanding that the home was built in 1955 and was remodeled in 1994 with the
addition of a large room referred to later as the sunroom. You purchased the home in October
2009. It is our understanding that prior to your purchase there were no visible signs of
cracking. The cracking was noticed after the home purchase. At this time, issues with the
house include:
• Separation between the sheetrock and the rock chimney in the living room
• Exterior door to the master bedroom sticks
• Various cracks in the sheetrock
• Noticeable slanting feel to the living room floor
• In the crawl space there is a post supporting a beam at the west end of the fireplace that is
not touching the ground
• A steel probe was easily inserted beneath the foundation in the crawl space along the west
side under the living room and master bedroom
The house is a single -story home on a relatively flat lot. However, there is a slope down to the
north resulting in an e.' ' levation difference of the surrounding grade of about 2 feet, from the
southwest corner to the -northwest corner of the house.
The previous owner had a koi pond in the backyard. The pond extended from the west property
line to the edge of the foundation and from the north edge of the back deck, north to align with
the north end of the house. We understand the pond was about 4 feet deep and was concrete
lined. The pond was backfilled by the previous owner.
It is also our understanding that there is a former creek that extended across the lot. Prior to the
house being built the stream was relocated into a pipe. The pipe is located approximately on the
south property line or just north of the property line and leads to the west. The pipe then turns to
the north and there is a discharge point located on the west side of the lot on the neighboring
property.
From a conversation you had with the previous owner, it is our understanding that when the
sunroom was added, a deep foundation was used. The previous owner mentioned that the
entire addition is supported on piling and the floor is a thickened concrete slab.
Subsurface Exploration
The conclusions and recommendations presented in this report are based on the six hand
explorations completed for this study to a maximum depth of about 5 feet. The number,

locations, and depths of the AESI explorations were completed within site and budgetary
constraints. Because of the nature of exploratory work below ground, extrapolation of
subsurface conditions between field explorations is necessary. It should be noted that differing
subsurface conditions may sometimes be present, due to the random nature of deposition and
the alteration of topography by past grading and/or filling. The nature and extent of any
variations between the field explorations may not become fully evident until construction. If
variations are observed at that time, it may be necessary to re-evaluate specific
recommendations in this report and make appropriate changes.
Subsurface Conditions
We made an initial visit On September 28, 2010 to hand excavate four of the explorations and
explore the conditions in the crawl space. Two holes were located on the north end of the house
and two holes were located south of the sun room. At the time, the areas under the deck and
further to the north were not accessible since the deck and the old concrete koi, pond extend right
up to the foundation and require demolition for exploration. All of the locations were directly
adjacent to the foundation, and the depth of the holes allowed us to observe the conditions
directly below the elevation of the foundation.
Upon conclusion we recommended that two sections of the deck be removed in order to explore
the conditions along the west edge of the sunroom area. We returned the following day to
explore in these two locations.
Subsurface conditions on the site were inferred from the explorations accomplished for this
study, visual reconnaissance of the site, and review of applicable geologic literature. The
following section presents subsurface information, organized from the upper (youngest) to the
lower (oldest) subsurface materials.
Fill Soil
Fill soils were encountered in all of the explorations completed for this study by AESI. The
fill depths encountered in the exterior borings ranged from depths of 2 to 3 feet.
At the northwest corner it appeared that the fill consisted of silty sand with gravel backfill
around the foundation, down to the base of the footing.
The remaining excavations located in the deck area and south of the sunroom consisted of soft
loose organic fill to a depth of about 2 feet at the south end of the house and under the deck.
Recent Alluvium
The conditions encountered south of the sunroom and along the west side under the deck are
consistent with wetland soil conditions. Below the upper fill there was an organic layer that
graded to very loose, blue -gray sand with silt to the full depth explored.

Advance Outwash
A Vashon-age advance outwash deposit consisting of medium dense to very dense sand
containing generally trace to few amounts of silt and gravel was encountered below the fill at
the north end. The advance outwash was deposited in meltwater streams emanating from the
advancing Vashon-age glacial ice sheet that once occupied the region. The weight of the ice
sheet then compressed the deposit. The advance outwash is generally medium dense to very
dense, possesses moderate shear strength, and has low -compressibility characteristics. The
advance outwash is suitable for floor and foundation support.
Hydrology
Ground water was not observed at the north end of the house, however, water was found at a
depth of 1 foot in the remaining four excavations under the deck and at the south end of the
house. It is believed that the water encountered is likely related to the creek that once
traversed the site. It should be noted that the occurrence and depth of ground water seepage
may vary in response to such factors as changes in season, amount of precipitation, and site
use.
Survey
As part of the investigation we performed a survey using a level and rod throughout the living
space. The survey was done to explore the relative difference in elevation from the front entry
where there are no visible signs of settlement. We are not licensed surveyors and therefore the
results are for information only. The data was used in the overall evaluation of differential
settlement.
Figure I is a result of the survey and indicates that the area to the west of the fireplace is
nearly 4 inches lower than the entryway, and is concentrated in this area. Radiating from this
point the differential appears to be less.
Of note is the sunroom that is about 1.3 inches lower than the entryway. However the
sunroom appears level. It is our opinion that since the sunroom appears level the 1.3 inches of
differential from the entryway was likely there prior to the addition, and since the addition is
on piles little has changed since that time.
Foundation Support Recommendations
Due to the presence of soft organic soils beneath the foundation in the location of the maximum
settlement, it is our opinion that a mitigation plan should include the use of deep foundation
elements. This could include small -diameter pipe piles or helical anchors placed alongside the
foundation stem wall and then attached to provide vertical support.

Small -Diameter Pipe (Pin) Piles
If pipe piles are used, we recommend using 2-inch-diameter steel piles driven to refusal into
the dense to very dense, advance outwash using a heavy pneumatic or hydraulic hammer. Pipe
piles installed in accordance with our recommendations should provide adequate capacities to
support the existing house loads with minimal residual settlement. Limited lateral resistance to
seismic forces could also be achieved by driving battered piles.
Two -inch -diameter, Schedule 80, steel pipe piles driven to refusal into the dense sand and
gravel should be capable of supporting loads on the order of 2 tons each. A refusal criterion of
60 seconds per inch is appropriate during sustained driving with a 90-pound pneumatic
hammer.
Different hammer sizes/types may have different driving characteristics and refusal criteria. If
an alternate hammer is used, AESI should be notified prior to pile driving activities. We
estimate that the specified refusal criteria will be reached at variable depths around the house,
but should be on the order of approximately 10 to 20 feet below the surface. The actual length
of each pile may be adjusted in the field based on required capacity and conditions encountered
during driving and may be different than estimated above.
Helical Anchors
A helical anchor is mechanically screwed into the soil and the bearing capacity is correlated to
the amount of torque required to install the anchor. For this application we recommend at least
a single helix configured with at least an 8-inch helix. A helix of this configuration could
achieve an allowable capacity of 6 kips.
You will need the services of a structural engineer to determine element spacing and the
adequacy of the existing foundation to be pile supported. Additionally, the structural engineer
will be needed for the floor support design if the floor will be pile supported.
Additional Services
We are available to provide additional geotechnical consultation as the project design develops
and possibly changes from that upon which this report is based. We recommend that AESI
perform a geotechnical review of the plans prior to final- design completion. In this way, our
earthwork and foundation recommendations may be properly interpreted and implemented in
the design. The plan review including interaction with the structural engineer, meetings with
you or the city, etc., is not included in our current scope of work and budget.
We are also available to provide geotechnical engineering and monitoring services during
construction. The integrity of the additional foundation elements depends on proper
construction procedures. In addition, engineering decisions may have to be made in the field
in the event that variations in subsurface conditions become apparent. Construction monitoring

services are not part of the current scope of work. If these services are desired, please let us
