Critical Areas Checklist The Critical Areas Checklist contained on this form is to be filled out by any person preparing a Development Permit Application for the City of Edmon& prior to his/her submittal of a development permit to the City. Ile purpose of the Checklist is to enable - City staff to determine whether any potential Critical Areas are or may be present on the subject property. The information needed to complete the Checklist should be easily available from observations of the site or data available at City Hall (Critical Areas inventories, maps, or soil surveys). The width of the right of way is only 7.5 ft wide and therefore not an alley but only a strip of unimproved City property right of way. In addition to this information, the 7.5 ft strip was dedicated to the City by the properties to the south of your property and no part of it was dedicated by your property therefore your property has no "use" rights as defined in my previous letter. The following is the history of how property was platted (divided into smaller lots) over the years resulting in the current lots and right of way you have to day. Map. #1 Original Plat of the City of Edmonds created in 1890 when Edmonds officially became an incorporated City (actually town at that time). This plat divided the City into blocks with 21 lots each and 60 ft.wide roads and 15 ft alleys were dedicated as right of way. This configuration has changed very little other than the lots being combined to create the parcels that exist now. Mqp #2 Original Plat of Puget Sound Machinery Depot — 5 Acre Tracts. This plat was created in 1925 for the section of property north of the City of Edmonds Original Plat. The Puget plat divided a large piece of land into equal 5 acre blocks. Only 60 ft running north to South was dedicated to roadway (Olympic View Dr.) and no alleys were dedicated. th - Your prope 522 9 ' lies at the very southwestern edge of the Puget Sound Plat, Block 8. The properties adjacent to yours, 506 9 Ave N, ;I I Daley St and 921 Daley St lie at the northernmost property line of the' City of Edmonds Plat, Block 63. Map 93 This map is certainly not up to date but shows how the two origin al large plats have been subdivided and dedicated since the original plats were recorded. Map #4 On this map is the I have made some notes showing the location of your property etc. Also it shows how your property and the properties to the south are only separated by 7.5 ft right of way. In comparison, Puget Sound block 16 was subdivided with the Riley Park plat with a 7.5 ft dedication resulting in a full 15 ft width with'V2use rights to both sides. I hope this provides and clear picture of your property and the right of way. The bottom line is that your property had never dedicated any land to the public to create a right of way so therefore it is not an alley and any "use" rights belong to 506 9 1h 911 Daley and 921 Daley St. Please let me know if you have any ftirther questions.
