OVERVIEW:
The project is the construction of Single family home on the west lot of an existing 2-lot
short Plat located at 520 7 Ih Ave. S. in Edmonds, WA. The west lot of the 2-lot Plat is the
second of the 2 lots to have a house constructed upon it. The existing stormwater detention
system for the short plat is installed and is designed to accept stormwater runoff from a total of
8,126 square feet of impervious area (see Exhibit included with this report). This West lot
proposes a total of 3,485 square feet of impervious area. (The proposed development on the
East Lot proposes a total of 4,338 square feet of impervious area.) Thus the total proposed
impervious area to be routed to the detention system is 4,338 + 3,485 = 7,823 sf, leaving a
remaining capacity of 144 square feet in the detention system installed with the plat.
Per the city of Edmonds Stormwater Management (SWM) Drainage System Design, and
Erosion & Sediment Control Requirements handout #E72 the 2-Lot Classico Homes SFR
Development is categorized as Category I Small Site Project.
The site is less than one acre in size and is located within the Puget Sound Piped drainage
basin.

regulated impervious surface and whether your project falls into the classification of a Small Site
(Category I or Category 2), or a Minor Site. Please reference the Glossary (DR. 10- 11), Figures D and
E, (pp. 8-9), and Examples (pp. 11-12), to assist with completion of this worksheet.

for compliance with the following criteria pursuant to ECDC 23.40.160:
1 - The proposal minimizes the impact on critical areas in accordance with ECDC 23.40.120,

on or off the development proposal site;
3. The proposal is consistent with the general purposes of this title and the public interest;
4. v, Any alterations permitted to the critical area are mitigated in accordance with ECDC
23.40.110, Mitigation requirements.
5. The proposal protects the critical area functions and values consistent with the best
available science and results in no net loss of critical functions and values; and
6. The proposal is consistent with other applicable regulations and standards.

mitigate its impacts on critical areas and/or does not comply with the criteria in ECDC 23.40.160 and
