Mr. Kinderfather left the meeting prior to hearing of this item as his fi rm is the architect for the project. The proposal was to remodel the structure on the site which is a poorly maintained, single-family home. The site appeared to be functional with all Parkin? accessing from the alley. The only fence proposed was a low brick carib in color) retaining wall with a wood fence on top of it. This fence will be along Dayton St. The building will be sided with 1"x 6" bevel siding and 1"x 4" trim. There will be many new windows and skylights. The siding will be off-white with the primary trim being dark blue and the secondary trim being brown. The roofing material will remain as it exists. Mr. Bowman indicated that the planting plan was well done and would provide a pleasing environment with alternating plantings, grass, and gravel areas. The wooden planter boxes also will accent the overall landscape plan. The parking will be well screened from neighboring properties. Two street trees will be needed, as well as grass in the street planter area. The type of tree will be determined by the Buildings and Grounds Department, but the trees are to be maintained by the property owner. The lighting plan was very low key, with one white globe lamp above the front door and two silver gray, directed, flood lamps to light the parking area. There also will be a barber pole on the face of building and an ornamental pole lamp at the base of the front stairs. A picture of the pole lamp was shown. The trash enclosure is a 3' high solid wood enclosure with gate, the color matching the building. The electric meter is near the front door but it may have to be moved. Two signs were proposed, one on the front and one on the rear of the building, both to be wall mounted wood signs. Sign colors will match the building colors. The allowed sign area is 28 sq. ft. and that proposed was 20.25 sq. ft. The signs met the Code requirements. The.Engingering Division approved the use of the allCvway for guess to parking and backout space. A sample board was displayed. MR. SELVIDGE MOVED, SECONDED BY MR.
