What are the physical characteristics, (i.e. topography, shape of lot, etc.) which create a hardship for you in regard to development of your property? The physical characteristic of this lot that creates a hardship is that it is 90 feet long and 55 feet wide. In addition it is is a corner lot that requires two 15 foot front setbacks. With two rear setbacks of 15 feet, the building would have to be 25 feet wide. 2. How does your property differ from other property in the same vicinity? It is a corner lot. The lot just to the south is the same size, 55 x 90. It could support building of the same size I am pro posing. It is also narrower than other lots of similar size in the vicinity. 3. Will this variance be detrimental to the public or damaging to other property or improvements in the vicinity? Not The building will conform to the comprehensive plan. The size of the building will fit with other buildings exceptionally well. There will be no encroachment of view, shading of other buildihjzs and the setbacks are compatible with setbacks that are established. 4. What hardships will result to you if the variance is not granted? Will these hardships have been caused by your own action? With fifteen foot setbacks all around, I cannot build a reasonbly sized building on the lot. It is needed to provide under building parking and units that are a size and quality of adjol"RIng build- ings. None of the hardships have been caused by my own action._ 5. Can you make reasonable use of your property without the variance? Not The area is zoned for heavy density multiple. I could not be used in the density permitted. This is a minimal request and in conformance with established practices.
