Project Name: Site Location: CA-2000-1 11 - I Permit Number: 622 Olympic Avenue Property Tax Acct #: Project Description: I non -project specific A site inspection of the property has revealed a lot developed with a single family . residence. The site contains and/or is adjacent to wetlands and streams. Based on the above findings, a Critical Areas Study is required to delineate the boundaries of the Potential critical areas, buffers and setbacks. A wetland biologist must locate the wetland and stream, identify the classification of the wetland and stream; then a licensed land surveyor must create a map of the site which indicates the wetland and stream location and the buffer location. Since the Possible wetland and stream may be located on adjacent property, the City understands that the owner of the subject property may not be able to gain legal access to that property. Adjacent Property owners must grant permission to access, and the City is not implying consent to access an adjacent property. If applicant is unable to gain access to adjacent properties, the City will accept a surveyed map with the best estimate of the wetland locations. At this point, it is unclear what the wetland and stream classifications are — it is likely to be either Classification 2 or 3. A wetland biologist will make this determination. Any work perfon-ned by a wetland biologist must be prepared through a three -party contract with the applicant, the City and the biologist. If the property owner wishes to apply for a specific development permit which they feel would not impact the Critical Areas located on the site, they may submit their proposal to the Planning Department for review. If the Planning Department finds that the proposed development perinit will not adversely impact a Critical Areas or its buffers, a conditional waiver may be issued on a project by project basis.
