re: CONSIDERATION OF DRIVEWAY SLOPE IN EXCESS OF 14% AT
PROPOSED TRIPLEX AT 628 BELL STREET.
Dear Jim,
Would you please consider approval for the proposed driveway grade in
excess of 14% adjacent the alley for our proposed triplex at 628 Bell
St.
Our proposed grades range from 10.5% along the west edge of the
driveway to 19% along the eastern edge. Our situation is a below
grade lot adjacent an alley with an 8% slope westward. To minimize
the grade impacts and provide the most sight visibility, the following
mitigating measures have been taken: 1) All building and slab grades
have been elevated to the maximum height permitted by the Community
Development Code; 2> A 2% cross slope on the carport slab from east to
west;' 3) The rockery east of the carport will be sloping to provide
better visibility; 4) All landscaping east of the carports, within a
drivers sight line will be groundcover only, so as to not impede
driver visibility.
I do not believe this request conflicts with the guidelines
established in Section 18.80.060 (D) of the Community Development
Code. This proposed driveway, with all proposed mitigating measures
complete, will not adversely affect the public health, safety or
welfare. Because of it being access onto an alley, versus street,
any impact on pedestrian, auto or bicycle traffic is greater
minimized. Please review this request, if you should have any
