A site inspection has revealed that Shellbarger Creek flows on or adjacent to the subject property.
Shellbarger Creek is a class 2 stream with no salmonid habitat.
Based on the above findings, it is determined that there is potentially a critical area on or adjacent
to the site. A Critical Areas Study is required to delineate the boundaries of this potential critical
areas, the buffers and setbacks. A licensed land surveyor must prepare a map which delineates
the stream bank location, the critical area buffer, and the buffer setbacks. All work required by
this determination must be performed through a three party contract and all studies must be
conducted according to section 20.15B of the Edmonds Community Development Code.
If the property owner wishes to apply for a specific development permit which they feel would
not impact the Critical Areas located.on the site, they may submit their proposal to the Planning
Department for review. If the Planning Department finds that the proposed development permit
will not adversely impact a Critical Areas or its buffers, a conditional waiver may be issued on a
project by project basis.

CONDITIONS OF MITIGATION
ABRAHAMSON HOMES BUILDING PERMIT
This determination of nonsignificance is subject to the following
conditions:
1. All excavation and grading shall comply with Chapter 70 of the
Uniform Building Code, 1989 edition.
2. The Applicant shall obtain a building permit from the Building
Department and comply with all conditions of permit approval.
3. The applicant shall submit a drainage plan to the City
Engineering Division and follow the required guidelines.
4. The applicant shall use a filter fabic fence along the stream
during construction in order to prevent sedimentation of the
stream. In addition, the applicant is do make every effort to
keep all exposed ground covered during construction to
minimize erosion on site.
