Edmonds, Washington 98026 Subject: Geotechnicall Evaluation Proposed Slope Keystone Wall This- engineering report presents the results of a geotechnical evaluation of the Schmidt property at 6908 - 174th Street S.W., Edmonds, Washington. This evaluation was required by homeowner concerns, as well as City of Edmonds stipulations regarding slope terracing and Keystone wall construction. References • Plot plan • Legal description • Site photographs (available) Assessment This engineer assessed the Schmidt property on July 10, 1997 (see photographs). The Schmidt property is located on a sloping lot, the maximum slope is approximately 3(H):1(V). The Schmidt property reveals no evidence of any - geotechnical distress. No settlements, no sliding, nor any erosional degradation were evident. The front portion (northerly) of the Schmidt property does abut 174th Street S.W. It appears that a road cut was made during the construction of the City of Edmonds road. There is some evidence of slight soil creep immediately adjacent to the roadway. In order to stabilize the front of their property, the Schmidts desire to install a keystone block wall along the northern property line (see sketch). Properly installed keystone walls with drainage zones are recommended for situations similar to this. It is understood that the wall constructed to date along the south edge of 174th Street S.W. has been observed and approved by the City of Edmonds with regard to property line issues. Each terrace wall height will vary with specific conditions. On -site geotechnical inspection will determine allowable and optimum heights. It is recommended that walls exceeding six foot in total height not be installed. However, specific engineering materials could allow for walls of any height. The property owner requested a waiver of the sidewalk requirement on Lot 2 at the time of the building permit application based upon typical criteria. Planning and Engineering concurred at that time. Verbally, at a later date, the landowner further requested a waiver on Lot 1. It is not typical that a landowner own property on both sides of the road, and it is probably unreasonable to request walkways on both sides. 174th St. S.W. is a narrow roadway in only 301 of public right-of-way. To the north is a steep fill slope and the south side is a steep cut slope-retai-ned by a rockery. 174th St. is also not on the comprehensive sidewalk plan, but is the north boundary of the RS-8 zone, which is what triggered the original requirement.
