F GEOTECHNICAL ENGINEERING STUDY PROPOSED SINGLE FAMILY RESIDENCE TRACT C - MEADOWDALE HEIGHTS SUBDIVISION MEADOWDALE ROAD AND 163RD PLACE SOUTHWEST EDMONDS, WASHINGTON This report presents the findings and recommendations for our geotechnical engineering study for the site of your proposed residence in Edmonds, Washington. As indicated on the Vicinity Map, Plate 1, the site is located immediately southeast of the intersection of Meadowdale Road and 163rd Place Southwest. Development of the property is in the planning stage and, therefore, only conceptual plans were available to us. The site plan given to us included the footprint of the proposed structure and provided topographic information for the lot. Based on the conceptual plans, we anticipate that the garage slab will be located at an elevation of about +131 feet. Upon comparison of the estimated garage finish subgrade elevation and the topographic -information, we anticipate that cuts of up to twenty-three (23) feet below the existing ground surface may be required for construction of the foundations. we understand that rockeries are planned around the residence to protect the existing slope and to allow about five feet of level ground around the house. We recommend that we be allowed to review the plans for the residence, including the excavation plans. SITE CONDITIONS SURFACE Tract C is a wedge-shaped lot located in the Meadowdale Heights subdivision, immediately southeast of the intersection of Meadowdale Road and 163rd Place Southwest. The northern property line follows the curve of 163rd Place Southwest and has about 155 feet of frontage on that street. The lot also has about 188 feet of frontage along the Meadowdale Road right-of-way. The site is currently undeveloped and is covered with numerous trees up to about two feet in diameter, along with low underbrush. The development around the subject site is entirely residential. Trent Nelson JN 89336 September 8, 1989 Page 2 The existing site ground surface slopes sharply downward to the west and to the north from the high ground located in the southeast portion of the lot. Based on the topographic map provided, which is incomplete for the western one-third of the site, the steepest grade on the site is about 65-percent on the northwest portion of the site. SUBSURFACE The site subsurface conditions were explored with two test pits at the approximate locations shown on the Exploration Location Plan, Plate 2. The extent of the field exploration program was determined based upon the anticipated construction, time and budget constraints, and site topography and access. The test pits were excavated on August 31, 1989 with a rubber - tired backhoe owned and operated by Evans Brothers Excavating. A geotechnical engineer from our staff observed the excavation process, logged the test pits, and obtained representative samples of the soils encountered. "Grab" samples of selected subsurface soils were collected from the backhoe bucket. The Test Pit Logs are attached to this report as Plate 3. Both test pits encountered loose to medium dense, slightly silty, gravelly sand to depths of two feet and seven and one- half feet below the existing ground surface. Numerous roots were encountered in this near -surface unit. However, it should be noted that very few roots or organics were encountered in the sand below a depth of four feet in Test Pit 2. Underlying the loose to medium dense sand unit was dense, slightly gravelly sand. The final test pit logs represent our interpretations of the field logs and laboratory tests. The stratification lines on the logs represent the approximate boundary between soil types. In actuality, the transition may be gradual. The relative densities and moisture descriptions indicated on the test pit logs are interpretative descriptions based on the conditions observed during test pit excavation. The logs should be reviewed for specific subsurface information at the locations tested. GROUNDWATER very slight groundwater seepage was observed only in Test Pit 1, at a depth of about seven feet below the existing ground surface. It should be noted that groundwater levels vary with Trent Nelson September 8, 1989 JN 89336 Page 3 rainfall and other factors. We anticipate that groundwater seepage could be encountered in project excavations, especially during wet weather. CONCLUSIONS AND RECOMMENDATIONS GENERAL it is our professional opinion, from a geotechnical engineering standpoint, that the proposed development of this site is feasible. Due to the steep slopes present on the lot, access may be difficult during construction. The subsurface conditions of the site were explored with two test pits that encountered dense sands below the loose to medium dense, near -surface soils. In our opinion the proposed residence may be supported on conventional spread foundations tounffe-cT —on the dense sanct. FOUNDATIONS The proposed structure may be supported on conventional continuous and spread footings bearing on the dense native soils underlying the loose sands. Footings founded on the 0 dense sands may be designed for an allowable soil bearing capacity of two thousand (2000) pounds per square foot (psf). SLABS-QN-GRADE Floors and the garage slab may be supported on undisturbed dense, native soils or on structural fill bearing on th� competent native soils. In areas where moisture is undesirable, a vapor barrier such as a 6 mil plastic membrane should be placed beneath the slab. PERMANENT RETAINING AND FOUNDATION WALLS Retaining and foundation walls should be designed to resist lateral earth pressures imposed by the soils retained by these structures. The following recommendations are for walls less than twelve (12) feet high which restrain level backfill. From discussions with Papi Design, we anticipate that the retaining walls planned for the residence will have a maximum height of about eight (8) feet. Also, we understand that the fill behind the walls is to extend horizontally about five feet to the base of a rockery. Rockeries are not retaining walls and thus rockery construction involves more risk than a retaining wall. with a limited distance between the rockeries and the building, maintenance will be difficult. If walls higher than twelve (12) feet are desired, or if the backfill is sloping uphill, then we will need to be given the wall dimensions and slope of the backfill in order to provide the appropriate design earth pressures. Retaining walls that are designed to yield an amount equal to at least 0.002 times the wall height, and have level backfill extending a minimum of five feet behind the wall, can be designed to resist the lateral earth pressure imposed by an equivalent fluid with a unit weight of forty (40) pcf. Also, if construction of the rockeries around the structure will result in light construction equipment traffic within ten (10) feet of the retaining walls, we recommend that the walls be designed for a surcharge equivalent to an additional two (2) feet of backfill. If walls are to be restrained at the top from free movement, a uniform force of one hundred (100) psf should be added to the equivalent fluid pressure force. For calculating the base.resistance to sliding, we recommend using a passive pressure equivalent to that exerted by a fluid having a density of two hundred -fifty (250) pcf and a coefficient of friction of 0.35. These values assume that no hydrostatic pressures act behind the wall and that no surcharge slopes or loads will be placed above the walls. if these conditions exist, then those pressures should be added to the above lateral pressures. Retaining and foundation walls should be backfilled with compacted free -draining granular soils containing no organics. The wall backfill should contain no more than five (5) percent silt or clay particles and no particles greater than four inches in diameter. The percentage of particles passing the No. 4 sieve should be between 25 and 70 percent. Alternatively, a geotextile drainage product such as Miradrain or Enkadrain may be used. The purpose of the backfill requirements is to assure that the design criteria for the retaining wall is not exceeded because of a build-up of hydrostatic pressure behind the wall. Where the backfill is to support walks or other slabs, we recommend that the backfill consist of clean sand and gravel containing less than five (5) percent silt or clay particles, as this soil would be easier to compact in the excavation prism than siltier soils. The top foot to eighteen inches of the backfill should consist of a relatively impermeable soil or topsoil, or the surface should be paved. Trent Nelson September 8, 1989 ROCKERIES JN 89336 Page 6 We anticipate that rockeries will be used in the site development. It is important to note that a rockery is not intended to function as an engineered structure to resist lateral earth pressures, as a retaining wall would do. The primary function of a rockery is to cover the exposed excavated surface and thereby retard the erosion process. We recommend that rockeries be limited to a height of eight feet and that they be placed only against dense, competent, native soils. The construction of rockeries is to a large extent an art not entirely �ontrollable by engineering methods and standards. It is imperative that rockeries, if used, be constructed with care and in a proper manner by an experienced contractor with proven ability in rockery construction. The rockeries should be constructed with hard, sound, and durable rock in accordance with accepted local practice. Provisions for maintenance, such as access to the rockery, should be considered in the design. If rockeries are planned to be constructed in front of fill or loose soils, we recommend that the backfill be reinforced with a geotextile or geogrid. We are available to provide consultation regarding the design and construction of a reinforced rockery backfill. The rockeries should be constructed after the basement walls are backfilled. To do otherwise could result in a safety hazard. SITE DRAINAGE We recommend the use of footing drains at the base of all footings and earth retaining walls. Roof and surface water drains must be kept separate from the foundation drain system. The footing drains should be surrounded by at least six inches of one -inch -minus washed rock wrapped in non -woven geotextile filter fabric (Mirafi 140N, Supac 4NP, or similar material). At the highest point, the perforated pipe invert should be at least as low as the bottom of the footing or crawl space and it should be sloped for drainage. The drains should be discharged into a storm drain if one is available. In no case should the water be discharged onto a slope in an uncontrolled manner. A typical footing drain detail is attached to this reportas Plate 4. The excavation and site should be graded so that surface water is directed off the site and away from the tops of slopes. Water should not be allowed to stand in any area where buildings, slabs, or pavements are to be constructed. It is especially important that all final site grading in areas GEOTECH CONSULTANTS, INC. Trent Nelson September 8, 1989 JN 89336 Page 7 adjacent to buildings should be sloped at least two percent away from the building, except where the area adjacent to the building is paved. Groundwater was observed in one of the test pits during our field work. Seepage into excavations is possible, and if encountered, the water.should be drained away from the site by use of drainage ditches, perforated pipe or French drains, or by pumping from sumps interconnected by shallow connector trenches at the bottom of the excavation. EXCAVATIONS AND SLOPES In no case should excavation slopes be steeper or greater than the limits specified in local, state, and national government safety regulations. Temporary cuts up to a height of four (4) feet deep in unsaturated soils may be made vertical. For temporary cuts slopes in the dense soils having a height greater than four (4) feet, the cut should have an inclination no steeper than 1:1 (horizontal:vertical) from the top of the slope to the bottom of the excavation. All permanent cut slopes into competent native soils should be inclined no steeper than 2:1 (horizontal:vertical). Cuts may be made at a 1.5:1 (H:V) if a non -degradable erosion control netting is placed on the slope. Fill slopes, or slopes in the loose, near -surface soils, should not exceed 2:1 (H:V). Water should not be allowed to flow uncontrolled over the top of any slope. Also, all permanently exposed slopes should be seeded with an appropriate species of vegetation to reduce erosion and improve stability of the surficial layer of soil. SITE PREPARATION AND GENERAL EARTHWORK We recommend that the building and pavement areas be stripped and cleared of the near -surface soils, in addition to all surface vegetation, organic matter and other deleterious material. Stripped materials should be removed from the site or, if desired, stockpiled for later use in landscaping. The stripped materials should not be mixed with any materials to be used as structural fill. Structural fill is defined as any fill placed under buildings, pavements, walkways, or other areas where the underlying soils need to support loads. Geotech consultants, Inc. should observe site conditions prior to fill placement. Structural fill under slabs should be placed in horizontal lifts and compacted to a density equal to or greater than 95 Trent Nelson JN 89336 September 81 1989 Page 8 percent of the maximum dry density in accordance with ASTM Test Designation D-1557-78 (Modified Proctor). Fill under pavements and walks and behind retaining walls should also be placed in horizontal lifts and compacted to 90 percent of the maximum density except for the top twelve.(12) inches which should be compacted to 95 percent of maximum density. The allowable thickness of the fill lift will depend on the material type, compaction equipment and the number of passes made to compact the lift. In no case should the lifts exceed twelve (12) inches in loose thickness. The fill materials should be placed at or near the optimum moisture content. The optimum moisture content is that moisture content which results in the greatest compacted dry density. The moisture content of the dense, native soils at the time of our exploration was near the estimated optimum moisture content. The moisture content must be at or near the optimum moisture content as the on -site soils cannot be consistently compacted to the required density when the moisture content is greater than optimum. Ideally, structural fill which is to be placed in wet weather should consist of a granular soil having no more than five (5) percent silt or clay particles. LIMITATIONS The analyses, conclusions and recommendations contained in this report are based on site conditions as they existed at the time of our explorations and assume that the soils encountered in the test pits are representative of the subsurface conditions of the site. If, during construction, subsurface conditions are found which are significantly different from those observed in the test pits, we should be advised at once so that we can review these conditions and reconsider our recommendations where necessary. This report has been prepared for the exclusive use of Trent Nelson and his representatives for specific application to this project.
