1. Ensure all of the downspouts are unclogged. Especially at the NW corner where water overflows
from the roof during heavy rains.
2. Check for clogs in the two horizontal runs between downspouts along the east and west ends of
the house.
3. Confirm the presumed path from the SE and SW corners to the storm drain between the two garage
doors. Also ensure they are not clogged.
4. Confirm the path from the storm drain between the two garage doors and the City storm drain at the
NE corner of the intersection of 7th Ave S and Pine Street next to the sidewalk.
S. If the underground pipe between the NW and SW downspouts is blocked, explore the following
options:
a. Install a gutter across the front of the chimney to channel water along the west side of the roof
to the downspout at the SW comer. This would eliminate standing water at the NW corner
where they need to slabjack.
b. Replace the underground perforated pipe along the west side with a new schedule 80 solid pipe.
6. If the underground pipe between the NE and SE downspouts is blocked, explore the following
options:'
a.. Install a new above ground pipe between the two downspouts. This is assuming the pipe from
the SE corner to the storm drain between the two garage doors is not blocked.
b. Trench along the east wall and install a new solid pipe between the two downspouts.
c. Abandon the pipe between the two downspouts. Let the downspout at the SE corner run to
the storm drain between the two garage doors. Trench from the NE corner downspout west
to the lower yard to water the plants. If need be, we could also pick up the water from the NW
downspout.
d. Finally, as a last resort, install a short French drain from the NE corner, north to the property
line fence (a little under 9 feet) to catch the rain water running down the hill and over our back
sidewalk.

Further, I disagree with, the recommendations submitted by the Geotech ,
engineer for the following reasons:
1. The'southern French drain along the west side of the stream.-. u
a. Water running. from.a higher elevation. on our.east.side will run into the
stream before it -gets to the French,.drain.
b., There isnta_pipe leaving the -French drain to carry the water to a storm
drain or somewhere 11 else away from the back yard. It will, just fill with
water and retain it until it overflows and add to the problem.`
2. The other French drain is collecting water from the NE downspout and
sending it -SSE to the very spot that is already saturated with water. If the
intent was to.collect water in the French drain and: send it to the NE -corner,
there's two problems:
a. As laid out in his drawings, the water would have to run uphill', and
b. If the pipe along the east wall is' clogged, there's now'- here`'else for the
water to go.

717 Pine -Street — Settlements
This engineering report presents the results of a geotechnical evaluation of the
Fred Zagurski residence and property'at 717 Pine Street, Edmonds, Washington. This
evaluation was required due to homeowner concerns regarding long-term settlement in
portions of his home.

UNDERSTOOD BACKGROUND:
This engineer understands that Mr. Zagurski has lived in the house for a number
of years and has always noticed a "out -of -levelness" in the northwest portion of the
house. It is understood that this "out -of -levelness" has worsened over the past several
years, resulting in out -of: alignment door jambs, noticeable differential settlement within
the home and some window alignment issues.
EVALUATION:
This engineer performed an on -site geotechnical evaluation on August 10, 2013.
See photographs.
This engineer is very familiar with -the soils in the vicinity of the Zagurski =home,
which consists of relatively clean sands. These native sands provide excellent bearing
capacity and allow for proper drainage under normal circumstances.

J410wever, this engineer observed some drainage issues with regard to the
downspouts, and their release.
Further, it is understood that some drainage improvement work has been
undergone in the past.
This .engineer re_com mends that the northwest corner of the house (and
segments along,the north foundation alignment) be underpinned.. Underpinning
consists of driving pin -piles (to refusal depths) and "locking them in" with the existing
foundation.
Typically, pin -pile sizes vary from 2", 3" and 4" diameter. The larger diameters
require a heavier driving :harnmer to install.
This engineer to provide specific underpinning layout with the design sketch
sheet.
Underpinning and stabilization of the foundation "as is" is relatively an easy task.
However, the consequence of living -Wrath the settlement as undesirable.
Thus, it is important to reclaim "some" or "most" of the settlement.
In order to reclaim the settlement, jacking of the foundation is one possible.
solution. Jacking of any concrete foundation has risks which could result in cracking
and misalignment.
Another solution is to simply lock in the foundation with pin piles, and then
perform jacking on the wood framing.
In the Zagurski case, the lower level consists of a concrete slab on grade, which
has settled. Hence, this engineer recommends 'partiai" jacking of the settieri concrete
foundation (which appears to be in excellent shape), and complete the leveling process
with an interior skim coat.
After underpinning, after foundation partial leveling, and after interior slab skim
.coating, then the doer jambs,, doors themselves and windows may be adjusted.
DRAINAGE:
As stated above, the primary cause of the experienced settlement is poor
drainage controls.

Simply put, water from gutter down. spouts had been allowed to congregate and
create excessive seepage pressures in the vicinity of the northwest foundation corner.
During the underpinning process, this engineer will perform additional testing and
inspections to verify that all gutter down spouts release properly away from the
foundation.
Additionally, it is understood that portions of the.rear yard become mushy"
during heavy rains. This engineer recommends that a few "dry wells" or infiltration
trenches be installed in the rear yard, with tightline connections to the existing stream
bypass flow.
SUMMARY:
• The settlement experienced at the Zagurski residence is not due to any geologic
deficiencies or soil failures.
• The settlement is due to long-term poor drainage practices.
• Underpinning -of the northwest corner (and portions of the north foundation
alignment) is required to stabilize and "lock in" the foundations.
• Partial jacking of the foundation is recommended to improve the out -of -levelness.-
• An interior skim coat is recommended to complete the interior -sla6ieveling.
Additional verification of proper drainage practices along with the construction of
rear yard infiltration dry wells is required.
