We find that the garage is 32 feet from the property line. Between the garage and the property line is a large evergreen tree worthy of being preserved. The easement required will use 20 of the 32 feet. This leaves a requirement for a variance of 13 feet. Since the garage entrance does not directly front on the access road, there will not be a safety hazard involved. The garage is also an existing structure of substantial value.
