It is located on a corner lot at the intersection of Viewmoor Place and 10th Avenue North. The site is currently undeveloped. The surrounding development is residential.' Existing vegetation is grass landscaping. The site consists of a single basin that slopes northerly at approximately 5.40 percent. The site soils are an Alderwood series. Minimal offsite runoff sheet flows onto the subject site from neighboring yard landscaping. No defined drainage channels were observed entering the site from an upstream basin. The subject site is proposing minor grading for easier site maintenance and for future development and to address the drainage complaints of excess runoff from the north lot.. An interceptor trench with a berm is proposed in the 10 -foot drainage easement at the north property line. The interceptor trench is intended to collect sheet runoff from the site and convey it to the existing catch basin in 10th Avenue North. The interceptor trench will be lined with plastic on the north side to prevent the runoff from seeping through and continuing to flood the north lot. The berm serves as a factor of safety or emergency overflow for high intensity storms. The site grading is balanced, so import and export are not expected. A culvert is proposed at the west end of the interceptor trench with the intention of collecting runoff from the west neighboring lot. Collected runoff will be conveyed to its historical drainage path into the existing culvert located in the northeast vicinity of the site. The culvert collects the site runoff and discharges it into the existing catch basin in 10th Avenue North. Therefore, the site runoff from the proposed interceptor trench will not adversely impact the downstream conveyance system in 10th Avenue North.
