Chairman Sittauer ! :' welcomed the audience and explained the procedures of the hearing. Richard Goodhope Richard Dickson John Wallace; Deputy City Attorney } �f Larry Naughten Howard Washburn Eleanor Quealey; Deputy City Clerk Valina Walker PLANNER'S REPORT Mr. Wallis reported that there was some discussion on regional.planning at.the 1' Meeting last night and there seemed to be a consensus that the City will Council i g g k, participate in some form of regional planning. He reminded the Commission that King, Snohomish and Pierce counties have withdrawn from the Puget Sound Council of Governments. He said that a letter has. been received r; from the Count Commissioners concerning formation of a new organization that J will be regional planning in scope, but it is undecided as to what the ultimate ! l organization will be. The City Planner announced at this, time that P-1-76 (Seaview Pines No. 2) has 1. 'i been. withdrawn and will not be heard this evening. Proposed rezone from Sinnngle Family Residential RS-8 to - Multiple -Family Residential, Low Density (RML) located on the Northeast corner of 214th'St S. W._and 82nd Place W. City Planner, Joe Wallis, reported that the type of application is ° - a rezone and that the basis for the application is an extension of the existing zone. He reviewed the Comprehensive Plan and the Zoning Ordinance. With the help of a map projected on the screen, r.: he pointed out the area under consideration. 'He said that the street,- configuration will be the same and that there is ample access to the z. site. {{ Mr. Wallis said that the area under consideration for rezone is lots 11, 12 and 13 on the map. He indicated that the present RML zoning i is to the north and the west. Slides of the site were shown by 1 Mr. Wallis. There are approximately 73,840 square feet contained in the three lots which would accommodate nine units as RS-8. Under the proposed zoning it would permit 36 units at maximum density, assuming it would be one project. In summarizing, Mr. Wallis said that the proposed rezone extends a zone that does not conform to the Comprehensive Plan as the Plan extends only up to 82nd Place as far as indicatingj' j. multi ie Tone The resent zoning has dissimilar uses abutting. Mr. Wallis said thatpRS-8 provides for some 5.45 dwelling units per acre and RML provides for 21.48. He said that the proposed rezone is unified within the block. He said that if it is rezoned, dissimilar uses would be adjoining, however, they would continue to remain across the street. The recommendation of the staff was that the Planning Commission consider residential duplex as opposed to RML. This, would provide for 24 units. Mr. Wallis said that he felt this would provide
