purpose of this requirement is to insure that projects are
constructed under the building codes as they may be
currently amended.
A building permit will expire sooner if the construc-
tion of a project is not commenced within 180 days of the
issuance of that permit or if construction is not resumed
after such commencement within 180 days. In this situation a
permit will expire before the normal one year term -has
elapsed unless the building official grants an extension.
Such an extension can be for no longer than 180 days and
probably no longer than the one year life of the particular
permit. The building official must find that the developer
has been unable to commence or continue construction due to
some cause beyond his, her or its control. This is the
extension that can be only be :granted once.
In the case of Parkside West Condominiums, the
developer has until June 16 to commence construction since at
that time his present permit will be 180 days old and will
expire without such commenced construction or without an

extension of the permit.
Building permits No. 800531 through and including
800535 were first issued on December Or 1980. The same
permits expired and new permits were issued on December 18,
1981. These second permits were issued pursuant to the
authority of the valid planned residential development
approval .this project had received from the City Council. It
was this reissuance of these building permits which were at
first considered extensions on the basis of which it was
initially determined that no second extension could be
granted.
Given these facts, there are three options available
in this case. First, the applicant could commence
construction before June 16 and these permits will continue
to be in force until they expire on December 18, 1982.
Second, the building official could grant an extension of
these permits for not longer than a 180 days and only once
under these permits provided he finds that the construction
has not begun because of circumstances beyond the applicant's
control. Third, if the applicant does not begin construction
and the city does not grant an extension, these permits will
expire, however the applicant may apply for the issuance of
new permits under the authority of the currently valid PRD !'
approval of this project.
