Property.immediately .to the north F is zoned RS-12. P1s. Charleson reviewed the purpose of the PRD and said the issue here was what is high quality site development when there is a steep slope and the site is heavily wooded. She noted that the Policy s Plan encourages flexible development to save natural features and that it calls for high quality development of sensitive areas. The proposal. as presented last month would preserve 6Oro-7Oro of the site. The applicant F. had prepared a conceptual drawing of an alternative plan for 33 units (34 would be allowed for the area of the site). This proposal would have three streets off of 68th Ave. W. and a loop road within the development. It would require substantial alteration of -the natural topography but would provide typical single family houses and would split up the traffic, 1 part of it accessing from North Meadowdale Rd, and part from 68th Ave. W. i The access at North Meadowdale Rd. could have some sight distance problems. A number of large trees would have to be removed, there would be more - runoff from this type of development, and open space would not be retained. Ms. Charleson read a letter from the Director of Public Works regarding the suitability of the soils for development of this site, his opinion being that there was not a soil problem. Returning to discussion of development of the site as a PRD, Ms. Charleson said drainage would not be a problem because most of the development would be in open space and they will be required to install a retention system. They will be required to connect to sanitary sewers, and a walkway will be required for school children along 68th Ave. W. All Zoning Code requirements and Policy Plan requirements are met by the proposal, and Ms. Charleson noted that the Policy Plan recommends PROs in steep slope areas.
