PRD-3-78 - DAVID KINDERFATHER
In reviewing the grading shown on the plot plain, I am concerned
about three areas:
1.
Excessive slope of driveway to single unit on east
side. 'Fourteen percent is maximum allowed without
variance. Fifty percent is shown.
2.
Although the trees are noted as'"retained" and
"contoursaroundtrees undisturbed"$ it is very
easy to kill a tree by disturbing the * root system or.
altering grade such that normal runoff will remove
the soil from the crown. This should be especially
watched near the knoll on the east of the develop

ment.
3.
At the northeast corner of the triplex there is a
45 degree slope shown. The soil may not be stable
at this slope without artificial restraint.
The environment
assessment indicates that all storm water runoff
will be
diverted directly to Shell Creek. This would be satis
factory
if the proposed retention basin in Yost Park was a
reality'.
Unfortunately it does not exist. Therefore a closed,
on site
retention system will be required as defined in
Ordinance #1924.
