R'f i Al The purpose of this report is to ask that you approve some minor in Edmonds changes to the "Mary Jane" P.R.D. in Shell Valley Road 4 ADB-95-78. , The need for these changes has primarily resulted from new topo- lT. u graphical and tree information. During the design of the road i by Lovell Sauerland and Associates, a new survey of the existing ; topography was made. After their design was completed, we no a ; ticed that the topography was significantly different from that f shown of the survey done by Reid -Middleton. The two sets of in- i formation were similar except that the center of the knoll at I the northeast section of the property (adjacent to Building No.. 4) was shown to be approximately 30' further north than previously h indicated. We have been able to verify that the topography shown '. on our final site plan is significantly more accurate than that which was shown on our preliminary site plan. ,. Since we found the initial survey to be paritally in error, we E suspected that the tree information might also be incorrect. We had Lovell Sauerland and Associates provide us with a new study of existing evergreen trees 8" in diameter and larger. This study also included the locations of three maple trees. 1. The most obvious change to the project is a relocation of the road turnaround loop and a modification of its.configura- } tion. The turn -around loop was moved 15'-0"+ east and modified to form a basic 30 foot radius cul-de-sac with the road and drive- ways tied in with appropriate transition curves. The cul-de-sac was moved as far west as possible to minimize the ; extent to which we need to cut through the side of the knoll to build the road. Please find attached three sheets that illust- rate the effect of this change. On sheet no. 1 we see the site section taken through the center line of the turn -around (on an east -west line). This shows the location of the road and the topoqraphy as shown on the preliminary site plan. Based on our original site information this presented a very workable situ- r ation. On sheet no. 2, we show how the original road compares wtih the revised topographical information. This location would have required more extensive excavation and a rockery retaining wall that would have extended 70' + along the road at a height y of up to 7'+. f Sheet no. 3 shows the site section with the revised road loca- tion and revised topography. By this revision we regain the park -like topography that was originally intended.
