Based on review of the Shell Park Environmental Impact Statement (1975)
we wish to express concern that the PRD-1-79 and other ongoing develop

ments are not consistent with the original intent within the Shell
Valley area .
Specific concern relating to the conceptional plan of PRD-1-79 (revision

3/25/79) is that it is not in conformance with RS-8000 zoning.{{
-Although.no Environmental Impact Statement is required for PRD-1-79,

the environmental checklist prepared by the applicant is non-specific; and
questionable in view of existing problems and additional problems it will
create. Areas of concern are:
1. General intent of type of development; i.e. PRD vs. single.

2. Site grading and soil stability.`
3. Proper sizing of storm drainage and detention facilities.
4. Potential runoff and subsequent damage to homes across Shell
Valley Road.

5. Impact of additional traffic demands on existing single. access
to Shell Valley.
6. General compliance with the covenants, conditions, and res-
tractions of Shell Park to assure compatibility within the
Shell Valley area.
The officers of the Homeowners Association representing the owners of

64 residences within Shell Park strongly urge that you not approve the
application for PRD-1-79, as presently proposed.,
