a waiver of damages from the adjacent property owners for this work.
Another factor to consider is the critical depth of soil of this prop.
erty. Because of this critical depth, larger areas will be required
for drainfields for septic tank installations. In order to gain this
required additional area, one lot from each side of this proposed plat
should be eliminated.
On the west portion of this plat where the drainage course would be
established, drain fields would have to be a minimum of 50 feet from
this drainage. When the necessary setbacks, average house size, and
minimum distances required by law of septic tanks and drain fields are
added, there exists an impossible situation upon which to build.
In summary of the above conditions, we arrive at one conclusion: this
area is not acceptable to build on with septic tanks in mind. Only
when public sewers are. available for house sewage, would this property
be acceptable. Although this data was'comp4ed by a soils engineer in
March 1960., the facts are not altered by time; the existing conditions
would not be noticeable during a short dry spell, but would certainly
expose themselves after a short rain.
