Further, all the lots in the area are 20-25,000 square feet with $50,000 homes, and even though the zone requires only 12,000 foot lots, they feel this is a minimum , ! requirement, and the lots should be larger to conform to the area. They requested a ; 1 30-day deferral before the plat is approved to allow time to present the matter to thair local community club. i Mr. Leroy Middleton, Engineer representing the applicant, replied that the tracts on the creek are much larger, and the creek area cannot be built upon. Mr. Jerns, representing Mr. Hendryk, stated that there is no intention of building substandard homes. They will be beautiful homes as good as any in the area. They i feel they have followed the requirements of the Code. Mr. Hubbard pointed out that unless there are some deed restrictions, if the plat meets I the requirements of the City Code and the requirements of the Health Officer, etc., i this is as far as the Planning Commission can go in regulating the plat. The Secretary then read the recommendations of the City Health Officer and the City Engineer. ! After a delay, during which time the interested parties discussed the matter outside the Council Chambers, Mr. Nester noted that post card notices had not been received j until seven days before the meeting. i It was moved by Mr. Payne, seconded by Mr. Sater, that in the light of the'Post Cards y being postmarked.May 12, 1964, the hearing be deferred until the next regular meeting of June 17, 1964. Over protest by the applicants, the motion carried. j Sierra Highlands, Borre Langvold, File No. P-3-64 I Affidavits of publication and posting presented, along with note of notice to adjacent property owners. Letter from the City Engineer, and letter from the City Health Officer, with recommendations concerning the Plat, were read by the Secretary. Mr. Rex Bishop, representing Mr. Langvold, noted that 13th Street is projected just through this plat. At such time as the property to the north is platted, it would join with 13th Street i-. Haplewood Village. Mrs. Miller, 20310 Maplewood Drive, and Dr. Higgins, 705 - 23th Ave. No., adjoining s?, property holders, appeared to learn what was proposed for the plat. It was moved by Mr. Thompson, seconded by Mrs. Engler, that the preliminary plat of Sierra Highlands, File No. P-3-64, be approved subject to the recommendations of the City Health Officer and the City Engineer. Motion carried. Hansen Addition, Charles E. Hansen, File No. P-4-64 Affidavits of publication and posting presented, along with note of notice to adjacent property owners. Mr. Sater and Mr. Payne, committee appointed to review the property, reported that they looked at the plat with a view to determining whether a street could be put through from 8th to 9th Avenues, but due to it involving the condemnation of one house and lot, they felt they could not recommend such a street. Letters from the City Engineer and the Health Officer, with recommendations concerning this Plat, were read by the Secretary. It was moved by Mr. Payne, seconded by Mr. Haines, that the preliminary plat of Hansen Addition, File No. P-4-64, be approved subject to the recommendations of the City j Health Officer and the City Engineer, with the engineering requirement for curbs on the west side of 8th Ave. to be deleted.
