The regular meeting of the Planning Commission was called to order at 8:05 p.m. by

Affidavit of Poster presented. Mr. Propst reported that an investigation of the
property revealed nothing detrimental to the subdivision. The road, which serves
three homes only, is 30' wide and steep. Mr. Larson said that 20' of paving will be
required after the sewer line is eventually installed; that there are drainage
problems off the steep hill, but this will be taken care of when the street is
improved. It was, therefore, moved by Mr. Propst, seconded by Mr. Haines, that .the
request by Lynn J. Gemmill for subdivision of property as described in File No.
S-22-65, be approved as submitted. Motion carried.
File No. S-23-65, Glen -Keyes (3-lot subd. at 1025 - 3rd So.) ,
!; Affidavit of Poster presented. Mr. Moore reported that he found nothing wrong with ti
the proposed subdivision. The east lot would be served by a temporary easement from ;

3rd Ave. until such time as 4th Ave. is opened, at which time the easement would be
vacated and revert to Lot "A". The lots are well over the required footage exclusive
of the.easement. Mr. Larson reported that a petition for sewers is presently being
circulated in the area to put sewers to the east on Pine and south on 3rd, and said
that there should be a utility easement for sewers to serve Lot "C", even though
it might be possible sewers may eventually go along 4th. It was, therefore, moved
by Mr. Moore, seconded by Mr. Thompson, that the subdivision request of Glen Keys,
as described in File No. S-23-65, be approved subject only to the contingency of a t
temporary easement to Lot C for ingress and egress and a permanent easement to Lot C
for utilities.

Mr. Payne reported that decision on this plat had been deferred because of a deficiency
of streets in the area. Mr. Larson presented a map outlining proposed streets for the
area, with 15th So. shown extended through to Bowdoin Way, and a 50' east -west street
connecting 15th So. with a private 'street running north -south on the eastern boundary
of the proposed plat. However, in the ensuing discussion, it appeared that difficulties
would be encountered in both this plat and the one to the west if the streets were
developed as proposed, together with the loss of one possible lot in the plat to the
west, because of topography and square footage. `
After further discussion of the matter, the Planning Commission felt that the matter
of working out an effective road system for the area was a vital one and needed further
study. Therefore, it was moved by Mr. Hubbard, seconded by Mr. Stater, that hearing on
the preliminary plat of "Tommy Park Addition No. 3", File No. P-7-65, be continued to
the next meeting of Decomber 15, 1965. Motion carried.
