Mr. Thompson said that just west of this property there are two new apartment buildings
built under RML standards, and he felt this property was not a great deal different.
Therefore, he moved that the Planning Commission recommend by resolution to the City
Council the denial of the rezone request of Murdock, Redd, and Leith, File No. R-14-66.
The motion was seconded by Mr. Propst and carried unanimously.
ZO-2-66, Amend Section 12.13.090 (A) Bulk and Dimensional Regulations (RD)

Affidavits of publication and poster presented. The proposed amendment was read as

follows:
"Section 12.13.090 Bulk and Dimensional Regulations (RD)
A. Minimum Lot Area. The minimum required lot area shall be 6,000 square feet; i
5,000 square feet for the first dwelling unit and 1,000 square feet of additional
contiguous area for the additional dwelling unit." !
It was noted that under the present code, the wording says ".....contiguous area for
each additional dwelling unit", making it possible for someone to misinterpret the I
intent of the RD zone and keep adding units for each 1,000 feet.
There was no comment from members of the audience. It was moved by Mr. Haines, seconded
by.Mrs. Shippen, that the Planning Commission recommend by resolution to -the City Council
' the amendment of the Official Zoning.Ordinance, Section 12.18.090, as set forth in I
i File No. ZO-2-66. Motion carried. i

In the matter of enlarging the area to be considered for a Comprehensive Plan amendment, ;(
File No. CP-10-66, Mr. Hubbard moved that the next regular meeting of August 17, 1966, i
i be set for public hearing to consider amending the Comprehensive Plan Map to "Commercial''
the property located on the north and south sides of 5th St. S.E., running easterly from
25th Ave. So., legally described as follows: Lot 3 and the North 116.35 ft..of Lots
F 1 and 2, Forshee's Upland Tracts, and Lots 6, 7, and 8, Block 4, Seattle Heights Division i
No. 4, all in Section 29, Township"27 N, Range 4 E, W.,M., Snohomish County, Washington.
Mr. Haines seconded the motion, and it carried unanimously.

P-5-66, "LINDELL HEIGHTS", Edgerton Realty (Unpublished preliminary hearing)
It was noted that this plat was brought before the Planning Commission in a preliminary
hearing for recommendations of the Planning Commission to the applicant.
Mr. Larson said that from an engineering standpoint, it is undesirable to have a long J
private road, as shown, to serve a plat. It would be desirable, because of the length
of the street, to have a 61' water main down the street with afire hydrant at the end. I '
To do so, the City would have to accept the street, and it doesn't meet the standard
minimum width of 501.
On motion by Mr. Haines, second by Mr. Propst, the Secretary was instructed to advise
the applicant that under present standards, as set forth by the City Engineer, the plat
as submitted would be unacceptable to the Planning Commission. Motion carried. It was
noted that future amen me s to the subdivision code might possibly take care of such
situations.

Subdivisions
S-31-66, Ernest Peter Amorin - 3-lot subd. on 15th So. north of Fir
Affidavit of Poster presented. Mr. Payne said that a revised sketch had been submitted
just before the meeting, and that the Planning Commission had had no time to review it.
The previous submittal gave nothing with which to work, nor did the revision. It was
moved by Mr. Haines, seconded by Mr. Thompson, that the hearing on File No. S-31-66 be
continued to the meeting of August 17, 1966 pending receipt of a proper subdivision
sketch with all information required by the City for such sketches, as set forth on
the application form. Motion carried.
