Dear Bob,
I am writing to reaffirm our telephone conversation on
November 3, 1980.. As I indicated, no SEPA determination
of significance or non -significance will be made until such
time as this project, together with additional environmental
data, is submitted for design review by the Hearing Examiner
-and City Council:
The preliminary review stage is essentially to review the
concept of:the proposed PRD. It allows the staff, Planning
Commission and adjacent property owners an opportunity to
comment on the project. Comments at this point in the process
may result in substantial changes to the proposal.
A SEPA determination will be made within fifteen days of the
submission of all the design review documents. At that time,
you may be required to submit either an expanded environmental
checklist or possibly an E.I.S. to address any potential adverse
environmental impacts. Obviously, this will alter the estimated
review 'schedule outlined in your October 14, 1980 letter to
Mary Lou Block.
I also had a check made of the lot area in the PRD.. It is
approximately 204,500 square feet and falls entirely within the
RS-12 zone.
