Site Characteristics
The subject property is -densely covered with large evergreens and
associated groundcover.. The property slopes generally downward to
the north, with slopes ranging from 10/, to 70m.
Land.Use and Zoning
The subject property is zoned RS-12 (Single Family Residential).
It is undeveloped.
The adjacent properties to the south and east are also zoned RS-12.
To the west and north, the adjacent properties are zoned RS-20.
The only development in the area is single family detached dwellings.
Circulation
The proposal indicates a cul-de-sac to -serve the 15 units. Some
units will have individual garages while other units will share
common parking areas.
Specifics of the Proposal
This is a conceptual plan for a 15 unit PRD. All the units will be
single family detached dwellings. No subdivision is intended, all
owners will have a equal interest in the common area.
The applicant intends to retain as many of the existing trees as
possible. Additional landscaping will probably be added around each
unit.
Environmental Finding
No environmental determination has yet been made on this project. When
all the required documents for the design review stage have been
suTmitted, then a SEPA determination will be made.
