4) Underground wiring with street lighting is required.
5) Maximum slope of the private road and driveways cannot
exceed 14%.
6) Improvements will be required on 172nd SW fronting the
development property per City standards.
7) The installation of a vehicle guard rail is required
to be appropriately placed along the North side of 172nd S.W.
8) A minimum of 30 parking stalls will be required on site.
9) Any plans for future development of this site must be
cleared through the Department of Ecology since such development neces-
sarily depends upon available.sewage treatment capacity.
10) Complete development plans must be submitted for the
undeveloped portion of the property, or a statement to its intent must
be presented prior to the establishment of final engineering.requirements.
11) Detailed engineering plans must be submitted and approved
by the City Engineer prior to construction or final approval by the City
Council.
12) -Drainage
a) Subject to the requirements of Ordinance #1924.
b) Improvements in the existing drainage system along
Meadowdale Beach Road adjacent to and downtown from
the development property may be necessary.
c) An approved preconstruction drainage plan will be
acquired.
13) Soils Geology
a) All grading to conform to Chapter 70 of the Uniform
Building Code.,
b) Geology studies will be required which findings may
generate additional requirements.
c) Temporary and permanent erosion control on steep
slopes will'be required.
14) Connection to'sanitary sewer is required for all lots and/or
units. Sanitary sewer main to be held in PRD ownership.
