WILLIAM JOHNSON - Rezone from RS-20 to OS (Single Family Resi
entia - N,000 square feet to Open Space) at approximately
7301 Meadowdale Beach Road legally described as Parcel`03,
Lot 118, Plat of Meadowdale'Beach Road, NW 1/4 of Section 8,
Township 27, R4, E. W.M.
This property is owned by the City and was obtained by an
LID foreclosure. Our current plan is to sell this property to reimburse
the LID fund.
Site Inspection: Field inspection revealed a heavily wooded
site typical of the area. Vegetation consisted of alder,
cedar and associated brushy undergrowth. The site has several
small springs surfacing and running across it. The topography
varies from slopes above 10% to a fairly flat plateau about
mid -lot.
Development Potential: This lot is quite similar to, but less
severe than the lot recently developed by Bill LeClaire at
16719 74th P1. W. (Lot 3, Sitio Subdivision) which is several
hundred feet to the,north. Due to excessive ground water on
the LeClaire lot, an extensive drainage system had to be'de-
signed. The City -owned lot would need similar site work if
it were.to be developed. The aforementioned plateau on the
City -owned lot would be the most.likely spot to locate a house.
