The conceptual plan appeared to conform to the type of PRD that would be,
acceptable to the City.

William V. Johnson, 17201 72nd Ave. W., on the corner, said it was.his
understanding that 174th is an illegal street and goes through private
properties and can be cut off by the citizens who own it. He suggested
this be checked with the Engineering Division. He said the only other said

Lee Dastis, 7202 172nd S.W., directly across the street from where it is
proposed to enter the PRD, said he lives in a deadend area and it would be
a blind and dangerous corner to go around as it exists. It was his under-
standing that if there is to be any surfacing of the roads that would.
include widening of the roads, and he said that would hurt all of the
properties there. He also felt improved roads would cause increased speeds.

future development is RS-20, and he asked why the p
first is RS-12 and for how long it had been so zoned. Chairman LaBelle
responded that it probably has been so zoned since 1964, and Mr. Bilder
said it was zoned in the late 50's and was later annexed to the City of
Edmonds with that zoning.
Ray Stevenson, 7220 172nd S.W., directly across from the entry to the PRD,
said if Mr. Bilder would cut down the trees to the north of him, he would
have a tremendous view, but he felt there will be a serious environmental
impact as the water.now can be handled in the winter because of the dense
foliage, and to put in a Category I storm system would require removal of
many of the trees. He said some sidewalks and gutters up the valley would
be important. He did not think 15 units would destroy the area, however.
He said this is a beautiful piece of property but it is very steep. He
