E. Subdivision Ordinance
The proposed subdivisfion is consistent with the review criteria
of Section 20.75.085 and,the purposes of the Subdivision Code.
F. Environmental Finding
The' proposed subdivision will alter the, present use of. -the
subject property by converting the. present open area into
five additional residences. This will result in the removal
of a number of:.the large evergreen trees., shrubbery,' and pas
ture.. However, no significant adverse environmental impacts
have been identified, and a declaration fo nonsignificance has
been issued.
V. STAFF RECOMMENDATION:
' 'It is the recommendation of the staff that P-4-83 be approved sub-

' ject to the following conditions:

1.. Comply with all'Engineering requirements outlined in Exhibit 4.
2. Submit tree cutting plan with each building permit on Lots 2,
} 3, 4, 5, and 6.

3. Provide one standard fire hydrant between Lots 5 and 6.
4. The possibility of left turns out of the subject property onto
j Edmonds Way will be subject to approval of the City Engineer
and State Department of Transportation.
