RECOMMENDATIONS FOR BOARD OF ADJUSTMENT ITEMS OF

JIM NICHOLS - Variance from street standards at approximately
17340 Cyrus Place. (RS-12) RECOMMEND DENIAL FOR THE
FOLLOWING REASONS:
1. It will create a hazard to the public health, safety,
and welfare by not providing adequate access for fire
vehicles.
2. Because 2 lots have access to the easement, Engineering
requires a 201 access easement and a.51 utility ease-
ment.
3. Engineeri.ng also requires an on -site turn around.
4. There is sufficient property in other ownership to,bring,,
the easement up to City standards. It would then be,
possible to serve more lot, others of which are also
land locked....

JEFFREY B. JANISON Conditional Use Permit for'dental office
at 615 5th Avenue South. (RMH) - RECOMMEND APPROVAL FOR THE
FOLLOWING REASONS:
1. 11, will not be detrimental to other uses in the area,
since it is an existing office.
2. There Is an existing dental practice at this location.
3. Dr. Janison must obtain his own Conditional Use Permit,
even though it Is an existing office.

MRS. HAZEL STATON - Variance from required side yard setback
at.19127 80th Avenue West. (RS -8) RECOMMEND APPROVAL FOR THE
FOLLOWING REASONS:
1. It Is a minimum variance to allow for the maximum and
best use of the property.
2. The garage location will not create a traffic problem
for those using the easement.
3. The applicant will be allowed to retain an existing
garage which Is in good condition.
