Dear Ms. McConnel:
In response to your November 7, 2012 letter, I have completed revisions to the Linehan Short
Plat. For your use and review I have enclosed 3 copies of the revised plans. The following is a
description of the pian revisions using the same numerical designation as used in your letter.
Please refer to your earlier letter for details of each comment.
General:
Please see the attached Engineers Estimate prepared using the King County Site
Improvement Bond Quantity Worksheet.
• The project developer and/or his builder will post the required bond for the
erosion control and public right-of-way improvements.
® The owner/builder will be responsible for the project's bonding/inspection fees
2. The City file number has been added to Sheet I as requested.
3. A note has been added to Sheet 1 as requested.
4. a. There is not enough elevation difference across the project site to provide finish grade
contours as requested. Spot elevations have been provided on Sheet 3 to control finish
grade elevations for the road and driveway improvements.
b. The plan sheet 3 of 4 is retitled to reflect the fact that it shows Utility elements as well
as the Frontage Improvements.
c. The Frontage Improvements are shown on the same plan sheet as the utilities and
therefore does not need a separate sheet. The 0 plan sheet shows the details required
to construct both the utilities and frontage improvements.
d. The Traffic Control and Haul Route plan will be submitted for approval by the general
contractor prior to the preconstauction conference.
5. The property line setbacks have been reviewed and approved by the City planning
department staff.

6. Tandem parking spaces arrangement for two vehicles as allowed for a single-family
residence in the ISM zone is shown for Lot A. Parking for Lot P as depicted will also bee
reflected on the building permit site plan for Lot B.
7. Note 1 now references the 2012 WSDOT standards.
8. Note number 15 is now crossed through indicating it is N/A for this project.
9. A list of utility purveyors is provided on the cover sheet.
TESC/Grading Plan Sheet:
1. Note "J" now references the City of Edmonds standards.
2. Note number 9 no longer has the word "denuded".
3. Note number 15, 19 and 24 are now crossed through indicating that these notes are not
applicable to this project.
4. Note 22 now only references a "filter sock".
5. The words "as needed" have been removed from the drawing notes.
6. The City standard detail E1-2 "Stabilized Construction Entrance" is provided on this
sheet.
7. The City standard handout E72C for compost amendment of disturbed soils has been
reference as Note 15 of the construction sequence.
Frontage Improvement & Utility Plan Sheete
1. The inspection notes have been deleted from this sheet.
2. Site and Frontage improvement notes have been revised based on comments.
3. The plans currently reflect the removal of rockeries within the City right-of-way.
Concrete retaining walls are shown on the plan and the cross section. Although none are
anticipated, walls over 4' in height will be designed by a structural engineer. It should be
noted that given the site grades no walls are expected to be over 30" in height.
4. The typical cross section for 74th Avenue West has been revised.
5. Fences to be removed shall be relocated to the property line or permits will be obtained.
6. The existing pavement centerline delineators are shown on 74th Avenue W.
7. The existing pavement marking for the crosswalk are shown as requested.
8. The existing house is to remain and is noted.
9. The removal of the covered patio is noted.
10. The removal of the curb along 208th Street has been noted on the plans as being subject to
a determination by the engineering inspector.
11. The 2' sawcut and ACP removal in areas of curb and gutter removal or new curb and
gutter construction is shown in the street cross section and the plan view.
12. Sawcut limits and trench patching/ACP replacement has been shown.
13. A note has been added on sheet 3 stating that compaction test reports will be provided to
the City prior to any paving.

14. References to standard details have been provided as requested.
15. Driveway curb cuts have been shown at the locations of which they will be needed.
16. The plan and notes indicate which utilities will be installed at the time of short plat
improvements,
17. Sewer Utility comments have been addressed using new "Sewer Notes" on this sheet.
18. Water Utility comments have been addressed.
19. Stormwater Utility comments have been addressed. The soil analysis fiom Associated
Earth Sciences is attached as requested.
I am hopeful that the above comments and enclosures are sufficient for you to complete your
final review and project approval will be forthcoming in the near future. I thank you in advance
