02160+1 ` METCO CONSTRUCTION, INC., VARIANCE APPLICATION SUPPLEMENT TO ALLEGATIONS OF APPLICANT The property for which applicant seeks a variance is in the original .plat of the City of Edmonds and consists of one 30 foot lot (Lot 9) and the west 20 feet of another lot (Lot 10) . These . lots are 110 feet, and total 5500 square feet of area. Under existing zoning this falls 100 square feet short of the requirement for three residential units in this RMH zone. The requested i :l variance is to allow three units in this space. The following } i4 comments are addressed to the standards and criteria to .be .' considered by the Board: 1. It clearly appears that the requested variance will not amount -to a rezone in any respect and definitely will not change k existing distriot boundaries.; 2. The primary special circumstance in this case is essentially that the property is only nominally below the zone requirement, that is, by 100 square feet. Applicants propose to build a three unit apartment on the site and we submit that this use and density 4 is entirely compatible with adjoinina properties and uses; across the alley to the south is the Lauraitine Condominium, and adjoining to the west is the Milltown complex. A three unit structure on this property will be entirely in harmony with adjoining uses. 4 3. No special conditions or problems of which applicants are I aware would result from approval of this variance. 4. There is a certain degree of hardship imposed upon i applicant if only two units are allowed instead of three on this site, at least when compared to adjoining property such as The Laurantine. I 5. We can conceive no detriment to the public health, safety, morals or welfare, or injury to the property or improvements in the vicinity if this variance is granted.' 6. The granting of the requested variance will be entirely 7, in harmony and compatible with the existing code and zoning classifications, and surely with the intent of such legislation. No problems are anticipated with regard to noise, sanitation, traffic, -pollution, erosion, vibration, or physical hazard.
