Engineering Division had established that 2nd Ave. could handle the
added traffic without severe difficulties. The ADB would impose parking
and other requirements which would have to be met. Mrs. Luster recom-
mended approval as all the Zoning Code requirements would be met and there
would not•be an adverse impact on the circulation in the area. The public
portion of the hearing was opened. The applicant had nothing to add,
Judy Baker of 529 Walnut said she thought the City needed a hotel and she
was in favor of the application. The public portion of the hearing was
closed.
Mr. Visser inquired about the number of rooms in the hotel and the number
of parking spaces. The applicant said there would be 21 rooms and 21
parking stalls. MR. ROY MOVED, SECONDED BY MRS. STOLE, TO APPROVE
CU-33-78 BECAUSE IT MET THE CONDITIONAL USE CRITERIA AND BECAUSE HE FELT
THIS KIND OF BUSINESS WAS NEEDED IN TOWN. HE DID NOT FEEL IT WOULD BE
DETRIMENTAL TO THE HEALTH, WELFARE, AND SAFETY OF THE NEIGHBORHOOD. MOTION

CU-35-78 JAMES A. CRIM - Conditional Use Permit for professional offices at
7905 212th St. S.W. (RML)
Mrs. Luster said the Zoning Code requires a Conditional Use Permit for
professional offices in an RM zone but excludes real estate offices.
This office complex will be located next to an existing complex which
also is operated by the applicant and which has a similar Conditional
Use Permit. Granting one permit for the building eliminates the need
for each tenant in the building obtaining a permit. The applicant had
stated in his application which professional offices would be using the
building and the uses he stated were compatible with the Code. Roads
in the area have the capability to handle the added traffic and the uses
indicated are similar to others in the area. Parking and screening
requirements must be met as well as other ADB requirements. No plans
had been submitted for the building as yet. I1rs..Luster recommended
approval of the application based on the above information. The public
portion of the hearing was opened. The applicant displayed a tentative
site plan and said he intended to meet all Code requirements and foresaw
no problems. The public portion of the hearing was closed. MR. ROY
MOVED, SECONDED BY MR. HATZENBUHLER, TO APPROVE CU-35-78 BECAUSE IT
APPEARED TO MEET THE CONDITIONAL USE CREITERIA, THE INTENDED USES WERE
COMPATIBLE WITH OTHERS IN THE AREA, AND IT DID NOT APPEAR THAT THIS USE
WOULD BE DETRIMENTAL TO THE HEALTH,.WELFARE, AND SAFETY OF THE COMMUNITY.

Mrs. Luster stated that the Code requires 5,600 sq. ft. for three units
and this site has only 5,500 sq. ft. The site has no unique features.
Strict enforcement of the Code would allow the applicant to build a
duplex on the site which only requires 4,100 sq. ft. Mrs. Luster said
the lot size had been established because of surrounding developments.
Old Milltown is on one side, a large condominium on another, and several
RS homes also adjoin it. The applicant would be required to meet all
height, parking, and setback requirements, and the Staff felt this use
would not detract from the surrounding area. Mrs. Luster recommended
approval because it was a minimum variance to allow fomaximum use of

the land and to construct a building that will have the appearance of
equal mass to surrounding buildings, and because all setbacks will be
met. The public portion of the hearing was opened.
