Memo to Board of Adjustment
V-77-78 PAUL ROY-- Variance from required front yard setback at
north side of Edmonds Street, east of 8th Avenue. (RS-6)-
RECOMMEND APPROVAL FOR THE FOLLOWING REASONS:
1. It is a minimum variance to allow for use of the
property.
2. The proposed house will sit 10' from theright-of-way
and will not create a traffic problem since this is
a dead end street.
3. Previously two other variances have been approved at '
this site each asking to sit directly on the property
line. (V-15-68 & V-5-71).

MAHLON & CLARICE DOFSEN - Variance from required parking
spaces for triplex at 503 6th Avenue. (RMH) — RECOMMEND
DENIAL FOR THE FOLLOWING REASONS:
1. It is not a minimum variance to make the most
reasonable use of the land.
2. No unique features exist on this lot to warrant a
a variance of the required parking spaces.
3. If after review by the ADD it is determined that
the on -site parking requirement can't be met, payment
to the in -lieu parking fund would be required. '
4. Engineering recommeds denial because they feel the
triplex can be designed to accommodate the parking
on -site.

is under 600 square feet.
