RE: Subdivision File #: p1n20060146
Project: Crispeno 3 -lot Short Plat — REVISION: retaining wall
Project Address: 9812 235"' PI SW
During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to an engineering technician.
Resubmittals can be made at the Development Services Department on the 2na loor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pm and on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
Applicant responses shown in bold italics below:
1. A note on the plans indicates the wall is to begin at the back of the sidewalk, however, the plans
show the wall within the sidewalk. Please revise accordingly. Beginning wall location
changed to back of sidewalk.
2. Please clarify plans to clearly show what elements are part of the subject revision. Typically
this is done by "clouding" the plans and adding a revision callout. Clouding added and revision
block updated.
3. On Sheet 2 of 2 — revise private road section callouts. It appears as though A should be B and
vice -versa. Callouts have been revised for accuracy.
4. Please clarify the difference between the retaining wall structural calculations which call for 46
and #7 reinforcing of the heel and toe, respectively, and the plan details which show #4
reinforcing bar. ,Structural calculations were run using #6 and #7 bar as hypothetical case.
Calculations show that steel is not required in the heel, and this wall has no toe. The #4 bar
shown on the plan is for crack control only. A clarifying note has been added to the
calculations.
The structural calculations appear to call for grade 60 reinforcing bar. Please indicate this on the
plans. Note added to the wall detail.
