1, What are the physical characteristics, (i.e. topography, shape
r of lot, etc.) which create a hardship for you in regard to
development of your property?
The applicant wishes to subdivide his property, creating an access via a
private roadway easement to service three proposed lots. The property is
not wide enough to allow for a proper front yard setback (25 ft.) between the
west boundary of the access easement and the house (16 feet) . .4-

2. How does your property differ om other property in the same
vicinity?
The surrounding properties have been developed in such a fashion as to preclude
access by any means other than the proposed easement reducing Lne 9UMM to
16 feet. Denial of this request for variance would deprive the owner of
similar rights and privileges exercised by owners othose
properties .
3. Will this variance be detrimental to the public or damaging to
other property or improvements in the vicinity?
{ Most properties directly impacted are homes already accessed via public

roads. The setback does not impact the home to the east and would only
j impact the newly created lots and the existing home.

4. What hardships will result to you if the variance is not granted?
Will these hardships have been caused by your own action?
Denial will deprive the applicant of the full use and enjoyment of his
property with no apparent remedy due to the lack of an alternative.
5. Can you make reasonable use of your property without the variance?
The propprty,c=?nnot be utilized to the extent as enjoyed by neighboring
n ogerties without the requested variance. The variance will only affect
this -subdivision and should not be detrimental to surrounding properties.
