In addition.the'zoning hearing is set prior to the variance hearing and the zoning should not be granted unless and until the variance is granted. v; Accordingly we propose that the subdivision be denied or F in the alternative substantial building restrictions be -imposed upon the properties to mitigate the damages to the Bruns house by limiting the erection of buildings on the lots to one story is buildings.
