SUBJECT: Kero’s Auto Brokers, Landscaping and Stormwater Code Compliance
Mr. Sharawy,
On March 30, 2011, an order to correct violation notice was issued to you requiring permit
compliance for the parking lot modification/expansion at 22324 Highway 99. In May 2011 an
application was submitted for design review of the parking lot and landscaping. In September
2011 a storm drainage permit was created for review ofthe stormwater detention system that is
required to be installed in order to comply with stormwater requirements as a result of the added
impervious surface area.
The project received Administrative Design Review approval on November 16, 2011 with the
following Decision:
Based on the findings, conclusions, and attachments to this report, staff finds that the design review
for file number PLN20110016 is APPROVEDwith the following conditions:

The landscape plan in Attachment 2 date stamped on October 20, 2011 must be implemented
as shown on the plans by March 31, 2012. Any changes to the species or sizes of planting
must first be approved by the City of Edmonds Planning Division. The Planning Division
shall be called for an inspection of the installed landscaping.
A maintenance bond for the landscaping is required pursuant to ECDC 20.13.040. An
itemized cost estimate covering landscaping and irrigation must be submitted for use in
determining the landscape bond amount. The landscape maintenance bond will be 15% of
the itemized cost estimate.

Any of the existing landscaping along Highway 99 that is disturbed by installation of new
drainage infrastructure shall be restored to its current condition.
On November 21, 2012 notification was sent to your project permit contact Steve Waite, stating
the storm drainage permit would receive approval once the contractor submitted a right-of-way
construction permit application and traffic control plan.
At this time, the landscape bond and right-of-way construction permit (including traffic
control plan) are the last submittal requirements to be addressed. Please provide these
items prior to March 27, 2013 to prevent this project file from being turned over to Code
Enforcement and incurring any associated fines for failure to comply.
