The subject short plat drawings have been reviewed but cannot be completed until the following items
have been addressed/corrected. Once the corrections have been made, please resubmit two set of
drawings for review.
Sheet 1

2.A portion of the wall is still shown to be 8.7 in height. Please submit wall design and calcs stamped by
a licensed engineer.
4/24/06 comment - Provide design drawing and calculations on the proposed wall. Based on

elevations the wall exceeds 6. Also, since portions of the wall exceed 8, the drawings and
calculations will have to be sent out for peer review.
3.Details for the wall have not been provided with the plan set.

13.Thank you for revising the the sewer plan with the information Don Fiene provided you.
Please locate SSMH #2 a few feet to the North and eliminate the side sewer cleanout at the property

line.
14.The Ex. sewer MH #4 shall be channeled per City standard detail E6.1. Please add this note and
reference to the detail # and sheet # in which it is located.

15.SSMH #1 please reference the City standard detail E6.1 and sheet # in which the detail is located.
16.Please re-number the side sewer cleanouts installed in the private access easement. It appears as though
there is not a SSCO #4.
17.Please show the sewer stub that will be provided for the lower lot. It would be a good idea to include a

stub for a 3 lot in case you decide to go this route.
18.Please show the location of the water service and meter to the lower lot.
19.Revise note that states acp/utility patch as required to be located in the area of SSMH #1 and Ex. MH
#4. For most of the sewer run between SSMH #1 and SSMH #2 the area is landscaped. In this area, the
landscape shall be removed and replaced to existing or better conditions and shall be noted on the plans
as such.

20.Construction sequence note #9: Delete references to Olympic View Water and Sewer.

21.Where notes pertain to hill holders and pipe anchors, please reference detail #s and sheet # in which the
detail is provided.
22.Please revise profile of sewer so that it does not show a drop at the downstream sewer manholes.

23.Please revise the cleanout detail, requirement for CI lamphole cover to be at pavement as well as at
property lines.
General
24.Thank you for providing the engineers estimate. Please revise to include unit prices and to be consistent
with the current plan set, including removal of the storm detention system, change on sewer pipe
material, install of pipe anchors and hill huggers, etc.
4/26/06 comment - Provide an engineers estimate or contractors bid for all site work so the bond

amount and inspection fee can be determined.
25.An encroachment is required to construct a retaining wall and interceptor trench in the City right-of-way
(alley). Please refer to the Citys handout #E26 for application and requirements. This handout is
available on the Citys website under the Engineering Division.
26.Please provide an access road profile.
27.The plans currently show a 15 private access/utility easement that encompasses the 7.5 alley right-of-
way. Is the intent of this easement to callout maintenance responsibility? Please clarify.
